Is Regent Square as good as what was originally shown? Not at all! But it's not bad! I think the Dallas St frontage is generally pretty good - it engages the sidewalk and is overall pretty pleasant. There's a lot of potential for the retail plaza at Dunlavy, especially once that street gets rebuilt and the next phase of Regent Square (hopefully) gets built. The long term vacancy *is* a problem. It went from the best inner loop project to what we have now and add in the fact the lots (A + B) vacant for almost 15 years and A is still vacant. Even with being open, they still haven't leased the spaces and GID started this project in 2007! They even built a building across the street with a large scale model! I worked with the design team for a few years on Regent Square (minus the Sovereign). Everything about the development was top-notch. Incredible architecture and design permeated what I believed would have been one of the most complete mixed-use developments in Houston It was a done deal, Tellepsen even had the major subcontractors chosen and GMP pricing done. Other than the fact that the bike lanes just...end...(are we just supposed to stop existing there?), I actually think RS is still perfectly fine from an urban planning perspective. That's why I'm not at all bothered by the architectural blandness. Yes, it's weird that they had so much space dedicated to one bar and nothing else happening at opening, but they need the Hanover and Alta and RS projects to fill up a lot more before more businesses will be able to succeed there. Hopefully the next phase is more interesting, but in the meantime I'll happily take the unit density and lack of street-facing parking. The Ranch is billed as a steakhouse and saloon. A recent sales tax permit seems to indicate the Ranch will be located either on the ground floor of Hanover Autry Park apartments or another part of the Autry Par development.
