  1. If you've been by here lately, I have to tell you. It is other-worldly... SO MUCH activity! I lived in the allen house 7 years ago and know that land sat there for years just idle... So many boots on the ground / cranes / traffic guards / construction crews / noises. This area will be unrecognizable. I always new this area was going to be special.. but to see multiple companies all committed to ongoing projects at the same time is amazing, especially considering how this land was treating not that long ago.

  2. The variance request was denied at the HPC meeting today, so they'll have to re-submit them in a few weeks. Apparently the reason is that Houston Public Works has not had time to review the Traffic Impact Assessment. The plats however, were approved. Separately, here's another render that was shown. I must say I don't dislike the design, plus it's mixed-use and pedestrian-friendly:

  6. It's been a while since we talked about the hike and bike trails, but...the fence on the west side of Jensen is now open. Looks like the new bike route through clayton homes to the downtown trailheads and out to the East End is open.

IMO the whole of Buffalo Bayou from Downtown to Shepherd is a park, or park like environment, which is one of the major selling points for the multiple developers who are currently building apartments and mixed use in the area. (The Allen, Regent Square, Hanover Autry Park, and Alta River Oaks) My thoughts on nicely developed mixed use in the area are as follows:

  8. I inquired about the condos. I was told 2021 is when they start work and 2023 is when they would open. They also sent me brochures with a few additional renders but they're too large to attach.

  13. Right now, the start date is set for April 2021. I do not anticipate this being postponed. *Edit: Foundation to Grade Permit – April 2021 Structural Frame Permit – July 2021 Building Permit – September 2021 The building will have individual permits for each floor.

  20. Having a grocery store within walking distance is dandy, but not necessarily something to be "enjoyed" on a daily basis as a park like environment would be.

  21. Not a great sign. I appreciate them engaging the area with art and a drive-in theatre, but I would prefer to see boots on the ground. Makes me wonder what these "pending agreements with the city" entail.

I believe the prayer hall will probably be private, but otherwise it should be pretty open to the public similar to the Toronto center. https://the.ismaili/ismailicentres/toronto/visiting-toronto The decision makers behind this project have been pretty tight lipped on this since they acquired the site. I'm a member, but doubt I'll hear about ground-breaking prior to the general public.

Eastbound and westbound I-10 will be closed at 8 p.m. Friday, according to the Texas Department of Transportation. About 4.5 miles of the eastbound lanes will be closed from Shepherd to Interstate 69 while westbound lanes will be closed from I-69 to Interstate 45, about 1.5 miles. Detours will send drivers through downtown to I-45 and then back to I-10 westbound, while eastbound I-10 traffic is recommended to use Loop 610 to avoid the area entirely. Westbound lanes are scheduled to reopen by 5 p.m. Saturday, but the eastbound lanes are not expected to reopen until 5 a.m. Monday. The closings, which cover a much larger area than typical, are so TxDOT can advance two separate construction projects which would have led to closing the freeway two straight weekends, said Danny Perez, a spokesman for TxDOT in Houston. Crews are rebuilding the Elysian Viaduct that crosses Buffalo Bayou and I-10 in to downtown, while another project about a 1.5 miles away is repairing the Houston Avenue bridge across I-10 west of downtown. PIERCE ELIMINATED: Critics say 30-day window to comment on I-45 project far too short “The Elysian work needed both sides (of the freeway), so instead of having back-to-back weekends, we combined,” Perez said. Though traffic on weekends has returned compared to earlier declines during COVID, the number of vehicles remains about 10 percent below common levels on Saturdays and Sundays, according to Houston TranStar. Still, TxDOT officials are warning drivers to expect significant delays as a result of the freeway closings, and possibly seek alternative routes. dug.begley@chron.com

The RFQ went out in May. https://www.eastenddistrict.com/wp-content/uploads/Navigation-Roundabout-RFQ.pdf EEMD says this about it: In September of 2018, the East End District entered into an advanced funding agreement with TxDOT that consists of the engineering and reconstruction of the intersection at Navigation Boulevard, Jensen Drive, and Runnels Street to include an urban roundabout, pedestrian elements, streetscape and bus stop improvements. Additionally, the District hopes to include a public art installation on the roundabout and funding has been secured for public engagement related to this installation. Public engagement and design are forthcoming. No funding source for public art on the roundabout has been identified at this time.

  28. I really do not care about this restaurant and this is more Heights adjacent than I usually like to post. I just want to vent at how old this makes me feel. The music and culture I grew up with has now become restaurant kitsch.   33. If these many people are moving in, I feel like the city seriously needs to consider working on the sidewalks and lighting in this part of N Main. They had promised so many improvements to the area but they never came.

  34. 288 floods by design. That's going to happen regardless of any improvements due to the freeway being depressed and having a low crossing over Brays Bayou. As a 30+ year resident of Riverside Terrace, I'd rather see 288 flood in a big rain event instead of Riverside Terrace, South Union, and the Med Center.

  38. My father was a used car dealer in the 1950's. Washington Avenue was "Used Car Dealer Row". His car lot was called "Mistrot Brothers". It was located about in the middle of Washington Ave. As a kid I remember all of the rows and rows of clear incandescent light bulbs hanging over the cars. Cars so brightly polished that the light bulbs reflected on them. Also, brightly colored pinnet flags waving overhead to attract customers. All of the cars had the price painted on the windshield. At the dinner table, Daddy always talked cars and about the other car dealers of the time. I think my father was once president of " The Greater Houston Car Dealers Association" And somewhere in all of my memorabilia, I have something listing him as such. I added his picture from the 1950's.
