The Shops At Arrive: Mixed-Use Development At 2800 Kirby Dr.

Wow, phase III is huge and looks to include the Becks Prime, Rug Shop in the two story house, and that apartment community the occupies both side of the side street between Kirby and Virginia St. I can't tell how far West it stretches, but it looks like it might gobble up that little Christian community playhouse too.

I think he is referring to the AD Players Theater on Alabama.

 

There had been a sign way back stating that they would be building and relocating to Westheimer in front of the Spectra Energy (old Duke Energy) building. Not sure if that's expected to come to fruition.

What's wrong with this development is there is nothing to drive foot traffic. Everything is facing inside and not the street. The entrances should face the street. That's the flaw in their design, not the name.

 

It definitely is a product of its time. That era here in Houston was a very awkward moment when developers were still trying to figure out what New Urbanism might look like in Houston. There just wasn't a lot to gauge from in this context, and there wasn't a mentality of looking for precedents elsewhere. Its a mishmash of so many different ideas like they threw a bunch of them on the wall and apparently all of them stuck. 

 

An easy quick fix would be to turn all the entrances of each commercial entrance outward and turn the interior into a nice courtyard area. There are a lot of cool ideas they could look at from many different cities in Europe for this, as precedents. There isn't really a development like this around, and if they approach it right could be a interesting destination. I would also update the outer facade. Out with the Post-Modern faux style facades and give it a good contemporary reboot.

Arrive is an apartment brand name (similar to Gables which had been on the property).  The property itself is actually being named "Arrive River Oaks" and so the shops are the Shops at Arrive. It makes more sense for this company and their partners, who has no Arrive apartments in the area to make their apartment brand the primary name, while it made less sense for Gables to do so, because there is almost a Gables on every corner.

A new restaurant/ lounge called "XOXO" will be making its way in the former Del Frisco & Tootsies pop up (across from the actual Tootsies store). Circle'd the exact location in the shopping center below. The tenant is the same as XOXO Dallas. Their Dallas location looks nice (pictures below), but it does look a little out of place for Upper Kirby. Feel like it would mesh better in Montrose or even Midtown.

I agree. When I noticed the entity for XOXO Houston in February, I also assumed this would probably land in Montrose, Midtown, the Heights, River Oaks District, the East End, or the East River development (ruled out Autry Park since it's sort of similar to thr RH Rooftop & Restaurant planned there).

Shops at the Arrive didn't cross my mind. Aside from Pondicheri, it's been tough for other dining and nightlife concepts. But I hope Gap Concepts' XOXO Houston can fill the void long left by Saint Genevieve's departure when the development was named West Ave.

The leasing flyer for Shops at Arrive outlines the space for XOXO (XOXO Dining Room). It's listed as restaurant coming soon, but doesn't list the name of the restaurant (I included it on the map). The unit number for XOXO, XOXO Garden, and Mr. X (Mr. X Cocktail Lounge) is Del Frisco Grille's former address: 2800 Kirby Dr, Ste A-132.

Also listed on the site plan is a new cafe coming soon to the Shops at Arrive. La Borra Cafe is leasing the unit previously occupied by Dolce Bacio. The address is 2800 Kirby Dr, Ste B-128. La Borra Cafe is a Mexican chain serving coffee, tea, Mexican pastries, and light fare. In Mexico, it's La Borra del Cafe. There is also a location that opened not too long ago in Katy.

As posted last year, P.S. is a new dining addition at Shops at Arrive River Oaks. The restaurant will occupy Del Frisco Grille's former space at 2800 Kirby Dr, Ste A-132. It aims to open this fall.

Houston Chronicle has more on P.S. in an article published yesterday.

P.S. is a new dining addition at Shops at Arrive River Oaks. The restaurant will occupy Del Frisco Grille's former space at 2800 Kirby Dr, Ste A-132. 

As for the name, P.S. has several different names and spellings for the restaurant on its website and social media. P.S. is on the logo and website. Yet Post Script and PostScript are also on the website and social media. In a recent press release, the restaurant spelling is PostScript and PostScript HTX.

La Borra Cafe closed its doors at Shops at Arrive River Oaks. I'm not sure when it closed. The cafe was located at 2800 Kirby Dr, Suite B-128. 

Taking over Suite B-128 is a food & beverage concept named Kira. It's from Comma Hospitality. The hospitality group consists of the proprietors of luxury menswear clothing line Glass Cypress (1711 Indiana St)

I'm not sure what kind of concept this will be.

In addition to Kira, Comma Hospitality is working on another restaurant project. The group have plans for a dining concept in the Heights area at 746 W 24th St. Details about the eatery are scare. However, it's possible it may be a brick-and-mortar restaurant for Japanese pop-up restaurant Neo.


There is a registered web domain for Kira. Also, there is a recently created Instagram account.
