Helix Park: This is very impressive. It looks like there will be 3, maybe 4 pathways between buildings. All the pathways go over water! Look at the "Y" pathway!!

the medical center has always been just a collection of office and medical buildings ...this creates a actual centralized gathering spot for , walks, restaurants, shopping etc etc .. a true core for TMC

One thing the TMC has always done well is landscaping, so I'm sure it will be beautiful. They always have beautiful esplanades full of flowering plants and a great canopy of trees.

I agree that this will be a nice place to walk in, but I am worried that that won't matter much, given how annoying of a place it seems like it will continue to be to walk to...

You have to remember that they aren't building this for the general public to picnic , jog, or nap in , but a place of serenity and beauty to stimulate research scientist and medical professionals who will actually populate this project. Just like the Houston Endowment's new building. For some reason everyone thinks they should have the run of these places. Have you ever tried to get into the office buildings downtown. They have security and are fairly restrictive to who they let enter.

^^^ it is indeed called TMC | HELIX PARK for a reason... the HELIX portion of this most MAGNIFICENT COMPLEX... actually constitutes a PARK. therefore, i am almost certain that the GENERAL PUBLIC shall be invited to utilize this most gorgeous/prospective PARK portion as they deem necessary. also, i am certain that they shall harbor adequate security as well for public safety...

I certainly do think that it (the park and abutting dining/retail/etc.) will not only be open to the public, but will (/does) view the visiting public as a major priority, but that is not my point. My point is mode share: even though it's not a terribly long walk from the TMC transit center, it's a fairly hostile one, and if nothing is done about that, I worry that the faculty, staff, and visiting public will be arriving by private car at roughly the same appalling rates as the city at large.

To be clear: I don't think that's really within TMC3's control; that pedestrian connectivity is the district's responsibility. I'm only saying that it's a gap, and one that's going to continue to dampen my enthusiasm for the project (which, as with any project, is primarily driven by the degree to which it works against car-dependency).

The bank is handling the TMC3 bonds!! I just asked a banker if I could read over the bonds and issuing documents.

I was just given an “Official Statement”. About to read it now..

Might have to dig through the server to check out the bonds too

But much like New York, when we started in New York, we really spent before we opened the Alexandria Center for Life Science in 2010, we had started an effort in New York back in 2001 as part of Sandy Wild's effort to bring commercial life science to New York City, where none literally existed.

And I would say the same is true of Texas. Literally, no real presence of commercial life science down there today, but our intent is to create a market and really bring early-stage commercial life science to Texas, much like we did in New York. So with that, hopefully, long-winded answer.”

Connecting the dots, one would surmise that ARE is likely preparing to enter the Houston life sciences CRE arena. Whether this would be through participation in currently emerging campuses (TMC3, Levit Green) or through a new build is purely speculative at present — technically, geographic placement within the state is less than certain as well. Regardless, ARE’s Lone Star moves signal a desire from a major player to get in early and shape the Texas commercial biosciences ecosystem. Positive news for Texas (and hopefully Houston) life sciences CRE!

Oh yes my parents live in Angleton and a buddy of mine from HS was so eager to take me to "downtown Lake Jackson" recently while I was visiting. I was so confused by the street signs .

I don’t think Zoe Life Sciences is a tenant per se, but perhaps related to real estate asset management and/or design for such laboratory-based developments. Fulton Labs in Chicago’s Fulton Market neighborhood notes co-development with Zoe Life Sciences, so I see them more as a strategic partner.
