Cygne North Main Apartments: 1515 North Main St.

The most recent info I found on this the possible project going on this lot is from a 2020 Berkadia map calling it "Smart Living on Main", and developed by Continuum Real Estate (https://www.berkadia.com/wp-content/uploads/2021/01/Q4_2020_Houston_New_Development_Maps-2.pdf).

Separately, there is a Houston Business Journal early 2019 article (behind paywall: https://www.bizjournals.com/houston/news/2019/02/01/why-this-company-builds-energy-efficient.html), where it mentions as Smart City on Main as a 220-unit (matching Berkadia) workforce apartment complex. That said, I would not be surprised if this turns out to be out of date, particularly after seeing the new render that Urbannizer posted above, which does not show a typical sub-market rate project (non-cookie-cutter design with large balconies and floor-to-ceiling windows).

To me the two different renderings seem to be across from each other. This one shows it being right next to the tunnel and the Cygne shows it across the street just north. The property where this is located is owned by Southern Pacific Railroad. The plats across the street are owned by two different groups. The permit shows the Cygne address. Maybe they just changed the name.

I'm seeing the same as you and the rendering even shows that unique section of sidewalk at the corner. Two projects of this size would be huge for this area.

The link from E Studio shows the Cygne being on the north side of Burnet St. So does the permit at 1515 N. Main. I think the name is what is throwing people off because that is what E Studio calls it on their web site. The original Lofts must be something else and that property is owned by Southern Pacific Railroad.

Edit: One of E Studios renderings shows the building next to Brooks St.

@Urbannizer @Triton this is a duplicate topic about the same property at 1515 N Main St.

A few people in the original topic claimed this one is different, but it's not. According to county records, the parcels on this block are all owned by the same developer.

What's planned for this block is a multifamily residential, as noted on the original topic. The multifamily will take up the entire block. 


Maybe this should be merged
