>$60/s.f., but about half of those square feet are in the flood plain. Basically everything except for the paved area on the northern half of the site is in the 100-yr flood plain, which restricts what a developer can reasonably build here.

Posts pertaining to Triten Real Estate Partners' redevelopment of the Swift and Company Refinery (Swift & Co. Refinery) building. The posts are from the M-K-T and The Standard topic.

The Swift and Company building is located at 621 Waverly St. It's adjacent to Triten and Radom Capital's M-K-T mixed use development at 600 N Shepherd Dr.

Triten Real Estate Partners purchased over four acres of land and three original buildings the Heights neighborhood of Houston. The buildings, first constructed in 1909, were formerly a meat packing and distribution facility for Swift & Company. The Swift site is immediately adjacent to Triten’s m-k-t Heights project and gives Triten 16.5 contiguous acres and over 2,000 linear feet of frontage along the Heights Hike and Bike Trail.

Below is the rendering of the Swift and Company Refinery building featured in an area development map for another property. The rendering appears as if it may be an earlier version of the one Urbannizer posted in 2022. 

The Swift & Co. Refinery building is being redeveloped. As noted in above posts, Triten Real Estate Partners lists the mixed-use development as Swift. It's located at 621 Waverly St.

Does their property extend that close to the trail? The current fence is definitely further away from the trail, and there's a ditch/green space/power lines there now where that parking is on the drawing. I don't know enough about how that affects where or what they can put there.

MKT has a long term encroachment agreement with the city to maintain their improvements on the side of the existing project, the part with the wooden wave deck and the crushed granite.

The Swift property line is right along their current fence, but the developers already have an encroachment agreement up to the drainage ditch (right up against the trail)
