Houston?
There appears to be a new mixed-use development coming to Westheimer and Mid Lane before the railroad tracks. Stonelake Capital Partners is behind this development. http://ucr.com/property/park-place-river-oaks/ http://www.bizjournals.com/houston/news/2017/04/05/exclusive-major-mixed-use-development-to-rise-near.html

HootHoot
Hopefully this helps facilitate a proper pedestrian corridor from ROD to Highland Village. That sidewalk over the railroad tracks is less than inviting....

swtsig
i like the direction they went with this one... mostly brick with a modern/industrial feel. should be a good break from the rodeo drive/beverly hills feel of ROD and HV.

The company is planning two four-story buildings each with 105,000 square feet of retail space on the first and second floors and another 105,000 square feet of office space on the top two floors. The commercial space will be built atop two levels of below-ground parking. Last year, Stonelake said it planned to create a 5-acre park at the front of the site, but it was scaled back to 2 acres. "The below-grade parking and substantial park are significant investments that we are confident will greatly enhance the pedestrian experience along Westheimer, providing an approachable and inviting project that all Houstonians will be able to enjoy," Stonelake's William Peeples said in a statement Wednesday. Beck Architecture is the project designer and Studio Outside is the landscape architect. Stonelake said it will break ground in the third quarter of this year with completion scheduled for early 2019.

StreetLights Residential and Stonelake Capital Partners are under construction on The Ivy, a 17-story, 297-unit apartment project at 2311 Mid Lane, near Westheimer Road between the River Oaks District and Highland Village. The Ivy features studio, one-, two- and three-bedroom units featuring a mud room area, desk, oversized kitchen island with dining tables in some select units, plenty of cabinet space, gas stoves, French-door Whirlpool refrigerators, solar and blackout shades, balconies with built-in grills and fireplaces in select units, wireless Sonos surround sound system, cove lighting, frameless glass showers with rain showerheads and granite countertops. Rents range from $1,738 per month for a 550-square-foot studio to more than $10,000 per month for a penthouse unit spanning up to 3,070 square feet. Six units, including one of six penthouse units, have been leased since preleasing began in late February. The first residents are expected to move into The Ivy in late May.

AREJAY
I understand that it's just pre-leasing, but 6 units, out of 297, in two months? Ouch

KinkaidAlum
My friend at Camden says 20% pre-leased is a home run. 10% is goal. She's told me with so much new inventory coming on line recently that pre-leasing is really tough. Why wait 4 months on B when A is ready to move in right now and giving you a tv?

Ouch Because most people aren't crazy enough to spend almost $1,800 a month on a 550 sqft studio. This is Houston, you can find a two bedroom in a new wrap for under $2,000.

Hard to follow one project with several lumped together for page and pages. Aren't Park Place River Oaks, The Ivy and The James all different phases of the same development? Not sure about Westheimer Oaks, but I don't see it being discussed in this thread...

Popular Post Highrise Tower
Saw this during today's trip to CM. The cranes are pointed the same direction. It's so pretty! I could actually cross-post this photo in the Arabella thread? Those cranes are at that site?
hindesky
The operators usually lock the swing brakes in the open position so the cranes can weather vane in the wind, otherwise they could topple over if the wind were strong enough.
