  10. I used to go to WF (W Dallas) for fresh food/salads on occasion or specialty items, but would never imagine shopping their regularly. The other day I went to the one on Bellaire (moved out there a year ago, its 5 minutes from my house but my go to place is the new Bellaire HEB) for the first time, and saw some amazing Prime member deals. Then I get 10% off with the app, and another 5% on my amazon credit card. I still don't think I will go there for full shopping regularly, but I am going to start going there more often given the prices and deals I saw. As for midtown, I'm hoping they do well and attract walkers/bikers. When I lived on the other side of midtown I would go to Randall's solely due to location and lack of options. Though if I was going to jump in my car I would just drive over to disco Kroger. Now hopefully Whole Foods will be a good option and include enough reasonable deals on items to attract those who think they can't afford it. Another item that may attract people, hopefully they will have a good tap selection. I also discovered good prices for growler fills at WF and some unique beers.

  12. Regarding construction towers: The furthest to the left is the Montrose Tower by the Colombe d'Or, To the right of center is the River Oaks tower, and the furthest to the right is Hanover River Oaks.

  13. The Northwest Transit Center (NWTC) is being reconfigured to accommodate both the New Bus Network and the Uptown BRT. Another new canopy structure will be build north of the existing one, thus bus bays increased from 12 to 20 bays with a new METRO RideStore. The footprint of the NWTC will be the same but enhanced reconfiguration. Approximately 250 parking spaces added NORTH of the transit center across Old Katy Road with new pedestrian signalization and sidewalks.

  14. Yeah I agree...i love what Post Oak Blvd is looking like and as much i wish it was a middle rail line and not a bus line, the trees, sidewalks, lighting and bus stops are looking incredible... I think in order to make it grand, it's the buildings lining Post Oak that will make that difference...so BLVD place is a good start as are all the nice (and not so nice but hey they are new condo buildings ) condos...i am excited to see what will replace or fill in the huge Ethan Allen center now that they are relocating to Uptown Park and yep, eventually the Dick's Sporting Goods plaza will hopefully will be redone sooner than later. (although please relocate Whole Earth Provisions as i love that place!) I think the McNair development will be an incredible addition and make the whole length of Post Oak become more complete...oh and yes i know i say it often but my god, someone buy Post Oak Corner and do something with that dang lot!!!!! My OCD hates that corner haha!

  16. From their FB page, if no one has posted it yet: Gonna be reaaaal interesting to see how busy that WF gets. WF is generally too expensive for my blood, but their hot food to go can be had for under 10 dollars a plate, which would make it a decent option for a quick dinner or something. I wonder if the foot traffic in that area will expand or not.

  20. Honestly, I know this is a joke, but I've been impressed with what I've seen thus far. Walked down this a few times. Miles ahead better than what it used to be. Especially the paving stones. Reminds me of streets I would walk in Europe. Really wished we got more into paving stones instead of bare concrete.

  21. Well, it looks like the architect finally has a plan. Think it looks great but the sidewalk seems a bit skinny. Also, tbh, there's been a lot of rain lately and this is the first uninterrupted stretch of non-wet weather that Houston has had in a bit. We'll probably see more work done in the next weeks than had been done in the last two months. Also, disagree with whomever mentioned that developments on Main/in the area would have happened anyway without the rail. A friend who used to do commercial development at Caydon said the rail was one of the larger selling points for them when assessing potential appreciation of the physical asset. Edit: And if I may, I've talked to quite a few commercial real estate friends who work for larger companies here in Houston specifically about Midtown/Downtown/Washington (cause thats where all their apartments are) and the Midtown consensus seems to be: The rail is cool but on its own probably would just gotten you more bars/experience type stuff (escape rooms, spas, nail salons). Its Camden/Caydon that, in their words, that is potentially transformative to the area because one is creating a family space and the other is bringing further planned development, and both are bringing massive amounts of tenants. But for both developers, they were drawn in by the rail. Rice's Ion seems to just be icing on the cake, because their firms don't know what that'll mean for that area. Sorry for the length, its just strange for people to say things like the rail doesn't matter. Just talk to developers in town.

  23. Amazon screwed every city that participated. I'm actually glad we weren't even considered. The fact a company wants to basically set up shop and drain a city of its financial responsibilities in the form of an "incentive package" for tax breaks is crazy. Amazon wants all the benefits without risking anything. Now that we're seeing Houston developers create an ecosystem of dense walkable pockets in the cities core, I'm sure we'll draw some better suited companies.

  29. It's actually worse. From AMZN's perspective, it's better for the company to choose a high-tax location with lots of incentives than a low-tax location with lower incentives. By choosing to locate in states with relatively high state income taxes, (originally VA and NY) they are essentially diverting a portion of their employees' salaries back to the company, just laundered through the state tax system on the way.

  30. Q1 2019 downtown market report just released. See link and highlights below. Not yet 10k residents. Occupancy increased from 84.4% in Q4 2018 to 86.8% in Q1 2019. "The submarket has grown to close to 6,100 residential units, up from about 2,500 in 2013; Downtown now houses over 9,000 residents." "[The Preston], Camden Downtown and Regalia at the Park—will add 873 units to Downtown’s growing inventory." The office dynamics are interesting and worth reading all the way through. Flight to quality is causing significant renovation projects, co-working spaces are increasing share, overall vacancy increased from 19.7% to 20.4%. Bank of America Tower (formerly Capitol Tower) is 82% leased which seems fast compared to 609 Main which has been open a while and is "over 80% leased". The Downtown District has a new security program with SEAL Security. Two dedicated SEAL officers will patrol Downtown and walk designated high traffic areas daily from 7 pm to 3 am. I think having Houston's innovation and tech corridor downtown instead of the former Sears site makes a lot of sense. It seems to be organically developing: "Downtown’s emerging tech, innovation and entrepreneurial ecosystem continues to grow at a solid pace. In the first quarter alone, Downtown’s innovation ecosystem gained two new co-working spaces (Life Time Work, Spaces), two new accelerators and one incubator (MassChallenge, Founder Institute, WeWork Labs), and two notable tech tenants (Ruths.ai and UiPath), further placing Houston on the map as a competitive tech and innovation hub. Venture capital activity has also significantly increased, with Chevron Technology Ventures new $90 million Fund VII; and new accelerator/investment programs by BBL Ventures and Eunike Ventures...   31. I've been saying this for years but I think the real transformation will come at the Post Oak Shopping Center. This is one of the largest tracks of land in such a centrally located area that if it were to go mixed-use, it would literally be a game changer for this area of Houston.

  32. I know right? I don't know about you, but I've NEVER seen or meet a BAD rich person. NEVER. The only bad dudes or criminals are poor people. Only the rich elite are good right? I've also been in conversations with people who assume that because someone has a college education that they all the sudden become good people. Lest they forget that some of worst crimes imaginable have been committed by those who had a college education or were part of the intelligentsia at the time. Its amazing what people convince themselves to think just so they can feel safe and secure.

  35. Tower C -600 ft, Tower A-570 ft, 1801 Post Oak -585 ft, The Preston- 549 ft. Four residential towers all taller than anything we currently have. I'm already "wowed" by the Preston and the towers around Market Square.
