  1. not sure what jim is harping about but i share naviguessor's sentiment in that something less classical and more in line with the HEB would have been greatly preferred. there's really nothing wrong with the design perse but nothing about it says montrose - in fact, it screams river oaks/tanglewood/memorial. montrose is young, hip, trendy and i think the HEB reflects that as well as a single-use grocery store could. Hines' new apt on westheimer would have looked fantastic next to the HEB and Menil. this..... hell, just the name The Susanne... wth is that? how many young 20-something's earning decent money looking for a place in the loop want to live in a place named after their grandmother? the more i think about it the more puzzling this one is... it's almost as if marvy thought he was building on san felipe and kirby with the rest of the high end multifamily going on over there. seriously scratching my head over this one.
  2. the rumor has been floated forever. they recently expanded and extended their lease at greenway for 10 yrs i believe so i don't think they'd be actively looking right now.
  3. Nativehoustonion's post sounds like that of a rambling homeless person. I especially liked the totally off topic jab regarding dallas' museums. KA is right - VACANCY in cbd Dallas is in the 30% range.
  4. Ya for the amount he paid I found that a little far-fetched... Wouldn't be surprised at all if he wad actively buying adjacent properties, he'd been linked to many. Def the MO
  5. just close the other thread - it's pointless and basically redundant.
  6. I don't even know what this means... Sound like you're complaining simply for the sake of complaining.
  7. Many many months ago I was told a decent chunk was sold to a town home developer... Not sure how accurate that was since I haven't kept up with it but thought I would throw that out there.
  8. it is 41 stories. period. wishing it otherwise won't make it so so everyone needs to come to grips with it. let me clarify that the top floor is double in height and the crown is about 4 stories tall, though.
  9. the project is being quietly (or not so quietly shopped) so this would be tenative on the buyer i assume. that said, they have kicked around a new tower and retail on or near this site for many years.
  10. Doc watsons from austin... Big patio, open air type spot on soco. It will def be a nice addition to the area. Really liking the concentration of casual spots there - doc's, royal oak, catbirds, hay merchant, boondocks, anvil, the new bar being built next door to boondocks, pistoleros
  11. victory park seems to have the exact same problem as greenstreet here in town - totally self enclosed and cut off from any natural pedistrian activity. in fact, how is VP anything remotely similar to time square??? b/c it has bright neon signs and large screens? other than that they are nothing alike.
  12. culturemap has a habit of sensationalizing every article they run - it's kinda their schitck.
  13. Just be happy, dude. The numbers he threw out are exactly in line w what I've heard which was that it was going to be almost identical in size to BG but will likely top 1M sf.
  14. The level of development along the energy corridor and beltway between 10 and Richmond is pretty remarkable... Citycentre, MCP, briar lake, Phillips, town center, 10 west, dow site which is supposedly under contract to an end user... It's pretty cool.
  15. That memorial city plaza plan is so pie-in-the-sky it's absurd. That will never happen under MetroNational's watch.... Not while we're alive at least.
  16. absolutely - the entire premise on this thread is based on nothing more than a couple of comments on swamplot and chron.com. no reason for this to clutter the Going Up subforum.
  17. PMRG purchased that site so there's little reason to believe they'll do anything too underwhelming... Mixed use mid rise seems likely.
  18. I heard of a prominent highrise developer snatching up acreage / site in the uptown park area w/ others actively looking. In fact all of uptown is ripe w activity - several hotels allegedly in the works, possible redevelopment of Galleria III w highrise components, westpark transit center nearing approval along w/ several mobility upgrades (including the 610/59 interchange, thank god!). Very exciting.
  19. beautiful addition to the area... great share! edit: btw i am still totally confused as to which block this is on.
