16-Acre Mixed-Use Development On South Post Oak Ln.
swtsig replied to TowerSpotter's topic in Going Up!
Correct, just outside the loop. I heard credible rumors a while back that 4800 woodway would ultimately be redeveloped into mixed use. Makes sense... It's location right on buffalo bayou makes it very unique opportunity.- 50 replies

BLVD Place Mixed-Use: 1700 Post Oak Blvd.
swtsig replied to Subdude's topic in Uptown and Galleria Area
Agreed. If the apache rendering floating around is accurate it will compliment the rest of the project terrifically IMO. -

uh, maybe b/c this is an 8-block development in an area that hardly has any single or 2-block developments outside of UH? an 8-block development in any part of town would be demmed "ambitious" - proposing one in an area not known for any major developments makes it moreso. and just b/c you have taken it upon yourself to speak for all the residents in 3rd ward doesn't make your opinion any more valid. and why are you putting 3rd ward in quotes?

i like how it looks like they're keeping a historical look for the ground floor/garage portion of the building but going more modern on the actual apartment portion.

What Are The Odds These Will All Be Built?
swtsig replied to Subdude's topic in General Houston Discussions
But it's even easier to see a scenario where the exact opposite happens and they move forward as planned. Btw Hines is in extended negotiations with a large lead tenant for 609, as if that wasn't already fairly obvious. -

Pretty sure no one cares, mike. There is nothing special about these apartments other than that they provided you w a relatively inexpensive place to live in a prime location.

didn't have any... there is one possible user i am aware of who is supposedly kicking tires on a very large office in the woodlands and 45 stories would match the sq ft i've heard tossed around but beyond a couple sources echoing what i've heard i have no other info. they've had that large placeholder there since way before i heard this rumor though so i won't jump to connect to the two.

Uptown Park: Shopping Center At 1121 Uptown Park Blvd.
swtsig replied to Sunstar's topic in Uptown and Galleria Area
there's been high-density redevelopment plans for both corners on the northern half of westheimer and post oak for years... they'll go vertical sooner or later, properties are too valuable not to. -
that was the 45+ story tower i referred to back in sept. of last year.

West Memorial Place: Office Building At 15375 Memorial Dr.
swtsig replied to ChannelTwoNews's topic in Katy and Points West
y'all are ridiculous... that "oasis" was private land sitting vacant in middle of one of the most explosive commercial real estate markets in the country. there's no lack of green space in that area and skanska develops solid, sustainable (if not always architecturally remarkable) projects.- 60 replies

swtsig replied to Fortune's topic in Katy and Points West
cost becomes expentioanally more prohibitive the higher you go + land values do not justifiy vertical growth. essentially, for the cost of building one 40 story tower a developer could just as easily purchase two sites and develop 2 20 story towers at a lower cost.... or at least that used to be the case. land values along the EC have soared in the past 18 months. still, i wouldn't expect any "skyscraper" type developments in the foreseeable future.- 172 replies
