Intl tower has zero chance of going spec. Truth be told I'd be shocked if Skanska went spec.

def a much more interesting design but in all honesty one that is really too bold for the woodlands imo. i'd love to see a design like that go up in uptown, though.

looks good... love the density/design. there are several projects in the works in this area that are flying under the radar. whether or not many of them ultimately get off the ground is always the lingering question but don't be surprised to see a few more high rise/mixed-use projects get announced.

most buildings aren't complete duplicates of other buildings. same reason metronational got the nexen and murphy oil buildings constructed so quickly - little time spent in design and duplication of processes during construction.

right - and not that i don't agree with your premise - but stating something like "hilcorp could have built their building two blocks south" removes your argument so far from reality that it makes it unfeasible. for all we know, the land two blocks south was not and may never be for sale. likewise for all the surrounding blocks. i assure you that jeff most definitely considered repurposing the building at one point - and ultimately, for what he wanted, it was determined that it just wasn't feasible. you can't just remove the economics from these situations - they are always an integral driver. to think that he had his pick of whatever lot he wanted and simply opted to demolish an exisiting structure is ridiculous. that is my single biggest gripe with the arhcitecture/urban planning faction on this board - total disregard for the real life economic implications. this isn't sim city.

right, but why this building? there are plenty of architecturally more pleasing/approachable buildings that are worth saving over this one. the structure itself likely made any sort of repurposing not only difficult but likely impossible to make profitable. i understand that there is a bit of nostalgia in regards to the foleys/macys, but the building itself was aesthetically worthless. to me there just wasn't anything worth saving. almost anything would be a better use of the land then a windowless, asbestos-filled, midrise concrete bunker.

how was this building in any shape way or form "viable"? it was essentially a giant, windowless, concrete bunker. just b/c it was old does not mean it was even remotely worth saving. the proposed building is lightyears better than the exisiting structure.

BUT YOU CAN'T EVEN TELL IT'S A DAMN GARAGE. From the rendering all it looks like from main is a 7 or 8 story glass building with ground floor retail. Hell from what we can tell the cars wont even be entering from main, so what difference would your "zoning" rant even make? I swear the incessant whining on this board is downright pathetic. If you want to complain that the building perhaps should be taller I'd at least understand but from a desgin perspective it isn't like any building I can think of in houston and it sure as hell isn't just a "box." Y'all have become downright insufferable.

down with arche_757 and his fearmongering! that said, your friend is likely referring to ChevronPhillips who currently has something like 200K SF in the woodlands, i believe took an additional 50K in either hughes landing or research forest and is rumored to be considering a 200-300K sf build-to-suit in the area. chevron is committed to downtown houston for a very long time - trust that much to be true.- 1,170 replies

how is skyhouse any less TOD? it's denser, has just as much retail and is directly on the redline. same with mid-main. in fact i think mid-main is far and away the most TOD out of all of them. to me it's just more bawking from the chicken littles.- 263 replies
