  1. actually if tenant(s) have any real sense design would likely be far, far, FAR down the list of deciding factors. cost (including build out allowances), parking, efficiency, amenities, and location downtown should weigh significantly heavier for most prospective tenants. not all, but definitely most.
  2. even with the full rendering Capitol Tower doesn't get any more impressive... think glass rectangular box.
  3. what i heard is strictly speculative (albeit from a decent source) but it led to believe otherwise... i could definitely be completely wrong as it was mentioned in passing, though.
  4. Well ain't that a swift kick in the junk...it's like sweeps week for rendering disappointments in houston. Now we just need Hanover to refute their new village high rise renderings and we'll be thoroughly shat on. Seriously though, I really liked this iteration. Unlike anything in houston I can think of. Let's see what Hines has in store...

  7. I, for one, am shocked. Hopefully something worthwhile actually opens there... It has a lot of potential and deserves better than mediocre tex mex.
  8. Was it ever rumored to be mixed use? It's been strictly office for as long as I've known about it, excluding the ground floor retail.
  9. The hotel doesn't exist yet but the retail does... Let's just say it would be a welcome addition to an existing development. Assuming it happens of course.
  10. Linbeck owns the site, Essex is the capital partner and stream is developing/leasing.
  11. It has a striking curvature that would be a big hit on this board. Although it was initially designed as a 50 story tower, it's already been scaled down to 41 or 42 stories.Edit: it will have a dramatic effect on the northern skyline.

  14. Now that's a gorgeous tower... Still amazed houston isn't capable of bringing in one legitimate 5-star hotel in the middle of our booming economy. an iconic hotel tower would do this city right (looking at you BLVD place ritz Carlton....) That said, the sky lobby hotel concept may not be too far off in downtown houston...

  17. it's laughable when someone tries to compare Austin to Houston as a cultural center... Houston is much closer to NYC than it is to Austin. Houston really is a city that needs to be lived in (or at least visited on a frequesnt basis) to be appreciated. there are no all-encompassing entertainment districts, "tourist" attractions or true natural landmarks to distinguish itself... one just needs to be here.
  18. now looks to be slightly less than 30 stories - good looking building per the rendering i saw.
  19. HHC was reworking the design of 10 waterway to make it more cost-effective, ie cheaper. don't recall seeing a new rendering but i'm assuming that's what it is.
  20. This is a good project, glad to hear they're nearing their goal. Hopefully that means groundbreaking this year.
  21. i don't really think you're off base, though... adding a max's will def bring a spotlight of sorts to that area. people love them their max's. i actually like max's but haven't been in years bc i can't stand washington. i will def consider going to this one. parking there is going to be an even bigger delicate flower, though. luckily my friends place is walking distance.
