  1. I think these will likely move forward, in all honesty. I'm just saying, this area has been known to protest against several different developers, despite it being a poorer community. If you remember, they even protested against White Oak Music Hall and received a settlement out of proceedings.

  2. To be clear, that is not a "preliminary" number. That is the July 1 population estimate, a different set of numbers than the official decadal census. FWIW, the annual growth estimates are as follows: July 1, 2010-2011: 108,823 July 1, 2011-2012: 127,111 July 1, 2012-2013: 144,503 July 1, 2013-2014: 171,753 July 1, 2014-2015: 171,428 July 1, 2015-2016: 135,512 July 1, 2016-2017: 92,597 July 1, 2017-2018: 76,036 July 1, 2018-2019: 88,452 July1, 2019-2020: 91,078 I think the slow-down was probably more a result of the drop in oil prices than Harvey (the biggest drop in growth occurred pre-Harvey).

  4. Apparently they forgot the asterisk on the website. ;-) Yes, the general rule for Houston parks is dawn to dusk, but that is a general rule and applies except where it doesn't. Hermann Park, Memorial Park, the lighted portions of Buffalo Bayou Park are all open until 11 pm.

  5. I've seen several Taco Bells that were demo'd just to have the new version of the current layout replaced. Honestly, my bet really would be another Taco Bell.

  6. Bit of a side note. Preliminary population figures for US Metropolitan Statistical areas (MSA's) shows Houston MSA population at 7,154,000 in 2020 . That is an increase of 1.234 million from 2010. From 2010 to 2020 , Houston MSA's grew more than the combined MSA's of: NYC,LA, Chicago, Boston, San Francisco, and Pittsburg PA. Most of the growth was pre-Harvey, but post-Harvey the growth continued but at a slower pace. Not bad considering Houston the lack of mention by the nation's media.

Eighty Two opened quietly at 1201 Saint Emanuel Street, Suite 110, last month. The bar, which spans two floors and includes an indoor skylit atrium, joins a handful of other gaming bars nearby, including longstanding hangout Eighteen Twenty Lounge, just north of Minute Maid Park; comic book-themed spot Neil’s Bahr on Walker; and the recently-opened Bishop Cidercade on Canal Street. What sets Eighty Two apart is that the games are rotated out on a regular basis, making for a new experience with every visit. About 45 vintage arcade games, and 15 pinball machines, are available for play at any given time, chosen from a selection of about 150 consoles. As a bar, Eighty Two offer 10 taps worth of craft beer and a menu of signature cocktails including the Princess Peach, with vodka and peach puree, and the Wizard Mode, with rye, cold brew coffee and vanilla black tea. There’s no food on the menu, but Eighty Two shares a building with Vinny’s Pizza and is a few doors down from Rodeo Goat, for some pre- or -post-gaming eats. Happy hour at the bar lasts until 10 p.m. every night. Founders Scott Davids and Noah Sutcliffe, who have been friends since childhood, first opened Eighty Two in Los Angeles in 2014. They chose Houston for their second location because of the city’s bustling hospitality scene, according to a press release. Davids and Sutcliffe are passionate about preserving arcade and pinball culture, and the play prices at Eighty Two reflect that, with arcades going for a quarter a game and pinball going for 50 cents a play. There is no charge for entry. All the games are serviced and restored on site. Eighty Two also plans to host arcade and pinball tournaments, which will be streamed live on Twitch. Eight Two is open from 5 p.m. to 2 a.m. Tuesday through Friday, and 2 p.m. to 2 a.m. Saturday and Sunday.

  14. False. The Northside has prevented several similar developments from moving forward, for better or worse. I would know... I've attended the meetings with the superneighborhood community members and the developers. I remember shortly after the 2016 election, the Northside superneighborhood held a meeting with a developer looking to build affordable housing which I remember being close to UH-D (but don't quote me on that one). People were yelling Josue Flores' name, the boy who had been murdered by a person staying at the Salvation Army site, as a key reason not to go ahead with this. They chanted "we have enough housing on this side! Go to some other part of town that can take them in!" I supported the development but the backlash was intense to the point they were yelling down anyone who supported it (if anyone could find an article, that would be great!). It was quite a vivid experience because I remember people crying when the decision was read that the housing development would not go forward.

In other news, my trip to Houston ended and I caught some more pics on the way out: Despite how imposing the building is from the northern approach, its prominence is rather miniscule from the southern TX-288/I-69 approach. It seems JP Morgan is just enough to hide it in most angles:

  17. You'd think, right? I'm a 39-year reservoir engineer working for a small O&G company. This current price helps, but it doesn't cause us to celebrate yet. My personal opinion is that 80 to 85 $/STB will be the break-through price. But even then, the big question is, will it hold or fold? Unfortunately, too many of the necessary rigs and service equipment have been stacked and sat unmaintained to corrode beyond use. Service personnel have mostly gone on to other careers or retired and new bodies can't be hired and trained fast enough to do anything for years. Even the operating companies laid off too many folks and now aren't staffed to support a substantial and increased capital program. Plus, with the oil price being so volatile over recent history and many companies having been burned too many times by unstable prices, these companies may be reluctant now to spend tons of capital to ramp up facilities for long-term growth opportunities because these intensive capital projects may not pay out before the next price plummet. Kids too are reluctant to pursue petroleum engineering and geoscience majors now because of job and hiring risk. I didn't steer either of my kids into the industry, and thankfully, they pursued other interests as they've both enjoyed steady employment.

  20. I really like that it has some small units - some of which even have balconies! A tiny apartment with some dedicated outdoor space is a great option for a lot of people that can be very hard to find.

  21. Went to Little Pappasitos of Richmond and Kirby and they said they lost there lease. Walked to Office Depot and Supercuts they said the whole lot will be torn down! They just have till the end of the year. Urbannizer or Subdue have you heard anything?

Beginning in 2022, 21 contiguous floors totaling 600,000 SF of office space will be available for lease. Rebranded as 5555 San Felipe, the office building bravely addresses the future – and indeed, fortitude is required to operate in Houston’s office market, which reportedly has the highest vacancy rate in the nation. The availability rate is around 25 percent. The owner of the suburban skyscraper – M-M Properties – have spent heavily to complete a $15 million interior renovation.

Houston metro area has 23 (up from 22 last year) on the list (21 in Houston, 1 in The Woodlands, 1 in Katy). 13 of the 23 are oil & gas industry, 2 chemical companies. In 2014, we had 23 companies in the Fortune 500 and 18 of them were in Oil & Gas. In reality, we have 24; they still list NRG (#333) as being headquartered in New Jersey, but it is now fully-headquartered in Houston. So our concentration in Oil & Gas is now just barely above 50% (13 of 24).   24. Some of us are so damned old we still think of it as the Humble Building. My dad worked there when it opened in 1963. I got a molded plastic model of it from the Mold-A-Rama machine on the top floor. I was disappointed...I wanted a model of the "Domed Stadium" instead. I vaguely remember being in the car when my mom picked my dad up at the old Humble Building on Main at Dallas. The owners need to leave the building as it is.
