Excited to see what they cook up next. Do they own the Anadarko tower complex in the Woodlands? No. Oxy sold those towers to the Howard Hughes Corp.
Popular Post bobruss
Auberge Hotels, is getting ready to break ground on their 30 story residential tower and hotel in the RO on the corner of Buffalo Speedway and West Alabama. This will be a major addition to Houston's hotel inventory. Auberge is owned by the Freidkin Group out of Houston. They have luxury hotels around the world. I'm sure Monarch is familiar with this group. They have the Commodore Perry in Austin, a beautiful estate on a ten acre cite just north of UT, on Red River. They also own the Bowie, in Ft Worth, across from The Kimbell, and The Modern on Camp Bowie. They are also building a Hotel on Turtle Creek in Dallas. They own Gulf States Toyota, the production company that produced, "Killers of the Flower Moon". They also own Italian football team Roma. This will be a major get for Houston. My son works for Auberge in Austin as the GM of their restaurant. It's an amazing property, if I do say so myself. Having stayed there recently, I highly recommend the Perry. 17
monarch
^^^ props to you @bobruss for the generous and insightful update on AUBERGE HOTELS. yes, i am a bit knowledgeable regarding this particular remarkable hotel brand. upon this past football season, i harbored the spectacular experience of lodging at the COMMODORE PERRY HOTEL AUSTIN, TX, during a TEXAS LONGHORNS football weekend. (what an utterly MAGNIFICENT experience at this renowned boutique hotel) trust me, i shall be returning upon next season's football slate. additionally, i for one, cannot wait to see the start of the construction of HOUSTON'S very own AUBERGE BRAND HOTEL at the prospective RO development. as i have openly stated upon several posts upon the HAIF forum, "our fair city of HOUSTON deserves to harbor genuine luxury hotels". we have all certainly waited long enough. oh, and by the way, "KILLERS OF THE FLOWER MOON" was an absolute MASTERCLASS of cinema if i have ever witnessed one. i can't wait to watch it again...

Thanks for this update. Exciting news. Fingers crossed this happens soon. We've had several posts here stating "ground is breaking this quarter", or "they'll start before year-end". Here's hoping yours is the post that kicks it off!
Popular Post CREguy13
Projects of this scale can take time, but it is happening and will be incredible. There is big Houston money and influence behind this. The addition of Oxy's future headquarters will accelerate the next phase of buildings, I'd put money on that. Can't wait to see the renderings for the HQ. 16

Popular Post texan
From Ralph Bivins' Realty News Report: "Another new office building may be in the Houston construction pipeline. Energy trader Vitol Inc. is expected to occupy four stories of office space/trading floors stacked atop a multiple-level parking garage. The project would be constructed in the R.O. development on Buffalo Speedway, near Richmond Avenue. Vitol is currently in Kirby Grove, a project developed by Midway on Richmond Ave. Transwestern Development’s Sean Suffel has a long to-do list at the R.O., a redevelopment of the Exxon Research property between Richmond and West Alabama. A new building for OXY and an Auberge hotel/condo also are expected to rise at the R.O. …."

They can plan, but nobody seems to be in a rush to get this thing built but good news they will move in to this unbuilt project in 3-4 years IF they break ground before the summer. I doubt Oxy is super concerned w that ATM, their current office lease runs through like 2032. Odds are the earliest they could realistically vacate Greenway Plaza is 2027 or 2028 anyways. 5
Popular Post CREguy13
With the Office foundation permit posting last Friday, Ralph Bivens breaking the Oxy and now Vitol news, I'd say an official press release from Transwestern is right around the corner.
hindesky
Something positive and encouraging, I saw a pick up and a car on site and 3 men talking inside the property. I was heading eastbound on W. Alabama and saw them. Fence was in the way so I couldn't get a good pic.
astrohip
Also, driving by today, I saw fresh utility markings (technical term: "orange paint stripes") on the sidewalks along Buffalo Spdwy.

What does this mean for both their building, and the entire RO project? Does this mean they can build what they want, using who they want, and not have to go thru the developer? I'm assuming there are certain restrictions in the sale, but in general, what are the ramifications of this?
HTX1121
It will be a uniform matter - the office building will be a part of the masterplan of the entirety of the project and to the specifications and standards established for The RO.
Popular Post Geoff8201
I’m counting at least 12 permits pulled so far for 3030 Buffalo Speedway (parcel 1), 3070 Buffalo Speedway (all wastewater) and 3425 West Alabama Street (parcel 2). The latter puts it in a different zip code. I also heard that the new utility poles on Alabama that were moved for the COH Alabama restoration will be removed and the lines ran underground, at the RO’s expense. They don’t want a bunch of power lines running in front of their new buildings, which is a big plus. The UK portion of the Alabama Reconstruction could start as early as July, but since these things never start on time it will likely be by the end of the year or first of 2025. 11
astrohip
They are assembling a huge crane just off-site from the RO. I'm sure @hindesky can give us a better description than "huge". I'm posting this here because there is nothing else around that needs a crane like this. It's on Buffalo Spdwy in front of Lamar Towers, but I can't imagine why they (Lamar T) would need this. And there isn't any major construction planned at the St. Johns athletic fields that I'm aware of. I'm not sure how they will get this crane over to the RO property if that's where it's going, and why they didn't simply assemble it there? If it turns out not to be for the RO, I will delete this post. For reference, this is looking South. Lamar Towers is behind it, and the RO is in the back right side of this photo. This is Saturday morning. They started moving this into place around midnight. Edited Saturday at 01:33 PM by astrohip 2

Geoff8201
It’s a second and final Cooling Tower being lifted. In order for the building not to have a complete air conditioning outage one cooling tower is replaced at a time while the other is running. That’s the reason it takes two crane lifts. 2
astrohip
Thanks for the info. Out of curiosity, how much does it cost to use a crane like this for a single use?

hindesky
I said crawler crane but it's not it's an AT or All Terrain crane on rubber wheels.
