In a Nextdoor post about The Chaucer (the Randall Davis Company condominiums going up at 2360 Rice Blvd), someone commented about rumored changes planned for Rice Village District. Specifically, the commenter refers to the northwest portion. The portion includes the properties bounded by Kirby Dr, Times Blvd, Kelvin Dr, and Amherst St.

Here are their comments. Take it with a grain a salt:
 

  • My understanding is that there is high rise housing and a parking garage going up in Rice Village between Kirby & Kelvin and Times & Amherst.  The current location for the Rice Village Farmers Market. Several retailers and restaurants have had to close and move out.

     
  • Some say the Beautique building is coming down first and will be a surface parking lot for a while before construction begins on a parking garage. Same for the other section (Brown Bag, Prego) torn down, surface lot, then construction of new residential high rise.  I have no idea if any of that is accurate and no one seems to know how many stories high the building might be.  The vendors at the Farmers Market think they will stay in the same block - just moving back and forth as construction occurs in different areas.

A plumbing permit was purchased yesterday for 2507 Times Blvd in Rice Village.


Details from the permit:

  • Use: Demo building / sewer disconnect
  • FCC Group: Demo; other building(s)



The permit is in preparation of the demolition of the unit previously occupied by Beautique Day Spa / Salon. Beautique relocated nearby to 5520 Weslayan St.

The impending demolition is part of yet-to-be-announced plans Rice Management Co. has for the entire block the salon once occupied. More about that in this post above.

I'm patiently awaiting Rice Management Co.'s plans for this northwest portion of Rice Village. Hopefully there will be an announcement in the coming months.

The Rice Thresher recently published an article on Rice Village through the years. The article goes through the shopping hub's transformation and ownership over the decades. There is also commentary from alumni and current students regarding the changes.

Last month, Rice Village posted a progress update. Additionally, the update referenced forthcoming changes for two of its properties: 
 

  • 5607 Morningside Dr (longtime site of The Ginger Man)
     
  • 2507 Times Blvd (previously occupied by Beautique Day Spa / Salon and Mecox)




Below is the text from the announcement:
 

Over the last several years, Rice has made improvements in the Rice Village area that have increased public open space and walkability. Though the pandemic created significant challenges for retailers, Rice Village has remained an attractive location for local, national and artisan retailers. Rice Real Estate Company is now leading a comprehensive site assessment for its holdings in Rice Village to examine both near-term and long-term opportunities for improvements in the following areas:
 

  1. Rice Village Walkability – Enhance the pedestrian experience with additional amenities and inviting green spaces that connect to the surrounding communities.
     
  2. Rice Village Infrastructure & Mobility – Improve existing infrastructure, including efficiency of parking and mobility.
     
  3. Rice Village Programmatic Planning – Establish a mix of uses, taking the age and condition of existing buildings into consideration.


Additionally, RREC will be addressing immediate challenges with two existing buildings:
 

  • 5607 Morningside Dr.: formerly occupied by The Ginger Man which closed permanently in 2020 due to unprecedented challenges faced during the pandemic. The condition of the building does not meet current code requirements for occupancy.
     
  • 2507 Times Blvd.: formerly occupied by Beautique and Mecox, the building suffered extensive damage after a devastating fire last summer. Due to the compromised structural integrity caused by the fire, the building is not occupiable.


In order to prevent these buildings from becoming a challenge to the safety and wellbeing of Rice Village patrons and visitors, we will begin the process to demolish both buildings in the coming weeks.

We have been able to recover some treasured memorabilia salvaged from The Ginger Man, including beer steins and original signage, and will make available for the public to bid on at a later date. More details to follow.

Following the demolition of the former home of The Ginger Man at 5607 Morningside Dr, salvaged memorabilia will be auctioned. Items will be sold at Rice Village Farmers Market between 9am and 1pm.

Swing by our Farmers Market at the corner of Amherst & Kirby on April 21st from 9am to 1pm to snag a piece of Rice Village history. In addition to our normal fare, we’ll also have The Ginger Man memorabilia up for auction. Winners can pick up their items at the following Farmers Market on May 5th.

At the risk of putting my cynicism on full display, I'm calling BS on this. I can't speak to the condition of 2507 Times, but I find it hard to believe that 5607 Morningside did "not meet current requirements for occupancy" when its sole reason for closure was the pandemic, and it has been vacant since then. Exactly what changed in the interim to render it a neighborhood menace comparable to the befanged Ashby High-Rise Monster? Rice seems to have gotten in the habit of relying on the time-tested appeal to health and safety as a figleaf to tamp down criticism when they're intent on razing buildings and they know that such actions won't be welcomed by everyone.   

Wish I'd known about the memorabilia auction before it took place. At least they're donating the proceeds to a reputable charity, although if they are referring to the "original signage" that I think they are, I'd have preferred that particular piece of memorabilia to be given back to the general manager who designed and created it.

Instead of relocating, Prego is closing for good. The longtime Italian restaurant announced it will close at the end of May.

Prego announced its impending closure on its social media platforms today. The restaurant is located at 2520 Amherst St. Last fall, Prego announced it would relocate within Rice Village to 5515 Kelvin Dr, Ste 130.

Chron.com published an article on the news of Prego's impending closure. The article doesn't provide further details beyond the statement released by Prego.

A longtime fixture in Rice Village, Prego will close at the end of May. The restaurant is located at 2520 Amherst.

I'm inclined to agree with you. My speculation is Rice Real Estate Company stated the condition of the former Ginger Man "building does not meet current code requirements for occupancy" as a  thinly veiled excuse to tear it down. I think the building didn't fit the shopping center's new aesthetics. 

Still, The Ginger Man did sit vacant for around four years. We, the general public, have no idea if the building's interior was maintained after The Ginger Man's closing. If it wasn't maintained, then there is the possibility it may not have been in the best shape to lease.

  •  The northwest portion of Rice Village District is not included in the site plan. The portion includes the properties bordering Kirby Dr, Times Blvd, Kelvin Dr, and Amherst St.

    There are rumors of a high rise residence for the northwestern block of Rice Village. I guess we'll have to wait and see what Rice Real Estate Company has it store.

A few observations from the most recent Rice Village site plan are below. The observations are pertaining the southwest portion of Rice Village:
 

  • Face Haus recently closed its doors at 2509 Amherst St. The unit is shown as available for lease
     
  • The unit at 2503 Amherst St, Ste A121, is available for lease. Allbirds, a sustainable shoe store, previously occupied the space.
     
  • The unit at 6225 Kirby Dr, located between Shake Shack and Lululemon, remains available for lease. Baby Gap and GapKids were the former occupants.

Based on the latest Rice Village site plan linked above, there are no changes (at least, tenant-wise) to the southeast and southern portion of Rice Village:

A few observations from the most recent Rice Village site plan are below. The observations are pertaining the northeast portion of Rice Village:
 

  • The unit at 5515 Kelvin Dr is available for lease.  Italian restaurant Prego planned to relocate here, but recently announced that's no longer happening.
     
  • A 941 sf unit is available for lease.
     
  • In the last site plan, a 1,572 sf unit was shown at lease. The latest site plan reveals Beaufort Bonnet as the tenant. 
     
  • A 1,976 sf unit on Kelvin Dr remains available for lease.
     
  • The 1,636 sf space at 2401 Time Blvd, Suite 100 remains available for lease. It's the unit next to Skin Spirit at 2401 Times Blvd, Ste 110.

  • The space at 5607 Morningside Dr remains offline. The Ginger Man previously occupied the site.
     
  • Based on the site plan, Jeni's Splendid Ice Creams is leasing the unit at 5411 Morningside Dr. The building is across the street from Torchy's Tacos. Previously wine shop Plate + Bottle occupied the space.

The building shown in the screenshots is set to become home to Jeni's Splendid Ice Creams' Rice Village location. Previously, Plate + Bottle and Mercantile operated there.
