  1. The decks will be built, but I don’t think we’ll see a lot of parks. They will develop over the decks, selling those land rights like they want to do for Pierce Elevated land. I think in the end, it will naturally stitch Downtown to EaDo, Midtown and Fourth Ward, which wouldn’t be bad thing.
  2. Get ready for a name change. Rumor is Daikin is buying out Coca Cola/Minute Maid as the naming rights partner. I can only imagine this leads to a Daikin-led overhaul of the AC system at Minute Maid Park and soon, perhaps this offseason. City of Houston already has an agreement in place with HCHSA for major renovations at all 3 professional sports facilities in town. I don’t think would be a case of Coca Cola stepping away for financial reasons as they could’ve chosen to have the reminder of the naming rights bought out in transition with a new naming rights partner. There’s also the fact that the Astros lease at the ballpark was already extended to 2050 so eventually a new naming rights partner would be needed after 2032 (if Minute Maid and the Astros keep the current agreement in place). One other key piece that plays into all of this. The Astros ballpark is also hosting the World Baseball Classic in 2026 and everyone knows how much Japan loves their baseball too. While Team Japan (Pot C) won’t be coming to Houston (Pot B), I can imagine Daikin (whose NA HQ is in Waller, Corporate HQ in Osaka, JP) might relish the advertising opportunity from this event, especially in Japan.

  7. Fun fact: SoFi Stadium for its impressive design and whopping $5.5 billion cost has one glaring issue that can negatively impact the game day experience. It has no air conditioning and on hot days, it can create an issue. HKS (architect) counted on Pacific breezes to provide natural cooling but a low slung roof design to meet FAA clearance guidelines for nearby LAX doesn’t leave a lot of space for breezes to flow through the stadium. There are sliding vent panels in the ETFE roof that can be opened to help add airflow from the top of the roof but nonetheless, heat can be an issue. When SoFi hosted the Super Bowl a few years back, it was the second hottest temperature the game was ever played in. For all the amenities and fancy design you say NRG Stadium is missing, at least it has air conditioning to improve the overall game day experience.
  8. NRG Stadium is hosting a World Cup, something both Allegiant Stadium and US Bank Stadium (venues you referenced) had opportunities at. A fancy, iconic designed stadium isn’t necessary to secure events. NRG Stadium clearly proves that point right now. It’s a well designed venue (for its time, opened 2002) that has stood the test of time and continues to attract events to this very day. I fully expect it will get a massive renovation, not entirely replaced. A good renovation can create an iconic structure too. See Santiago Bernabeu. I’ll go as far as to say this. None of the Big 3 venues in Houston will be replaced, especially considering the massively overinflated construction budgets for stadiums nowadays. They will all get major renovations that will include on site mixed use development, following the trend in the industry (see Battery Park in ATL or Hollywood Park at SoFi Stadium). The Astros have already extended their lease until 2050 and are working on a mixed use ballpark village development while the Rockets are looking at creating their own mixed use development EDIT: NRG landed hosting rights to another major event today that will attract the masses. But yeah sure, let’s dump the place for a shiny new toy 🙄
  9. Why not build a replacement Astro Arena facility inside the Astrodome with the exterior walls surrounding the arena filled with mixed use development and maybe hotel rooms on the upper levels? There is an example of this that exists. 02 Arena inside Millennium Dome. Would take care of a lot of issues with one project. Save the Dome? ✅ Add mixed use development on site? ✅ Replace Astro Arena? ✅ And this still leaves the Astroworld site to be redeveloped into something like The Battery in Atlanta or Hollywood Park at SoFi Stadium

  12. Toyota Center is getting a new roof. Construction starts in September, should be complete by March
  13. Why not paint the rest of the batter’s eye to match the new darker shade of green? There’s beauty in consistency.
  14. I would like more glass in between the stairwell columns, like what was done with the new main entrance during the last renovation. Bring more natural light into the main concourse while showing off that skyline view even more without sacrificing the original design theme of the building. I know I’ve said it before but the entire roof of this place, especially in between Marriott Marquis and Hilton Américas should become a rooftop park (like Post HTX) that has flexible spaces to rent/book for events. The views could be magnificent. As for the Rockets mixed use plans, I’d like them to see if a deal could be struck with Skanska to develop the remaining blocks (251 & 276j of Discovery West, linking Toyota Center, Discovery Green, and GreenStreet together with continuous development
