talltexan83
It's too bad they couldn't have extended the pedestrian/patio zone from Hopdoddy into the new Rice Box. Those 10 parking spots are going to be a clusterf*ck and be a detraction from an otherwise really nice block.

Amlaham
I was recently in Rice Village and I got the chance to see the new "renovations" and..... I mean, it looks pretty half assed imo 😅 It looks like they painted some of the buildings white and painted a couple of colorful circles on the ground on Amherst St and called it a DAY. Some of y'all will say "Its better than nothing 👺," but this isn't just any area. Rice Village has so much more potential, its legit sandwiched between the wealthiest areas in the state. IMO it should be a lot nicer than what it is. The streets need to be completely redesigned/redone. Theres absolutely no pedestrian infrastructure, no street landscape, it almost feels like just a giant piece of concrete with buildings all over the place. I know Rice village isn't in charge of the entire area but there should be some kind of partnership with the city since the street design is the main issue IMO. I may be wrong, but the buildings you posted are not part of Rice Village. Are the buildings in the Rice Village area? Yes. However, they're not owned by the same company or group behind the development known as Rice Village. Rice Village could have done more to change their portion of the street design. Also, it would have been ideal if they partnered with the city and/ or other developers immediately north of rice village to tie the area together with a more cohesive street design. It just frustrates me because I work off of Buffalo Speedway and I saw how the city tore up what seemed like a perfect street when this area needs it more. The city often does that and I don't understand why. Im legit not asking for a complete make over of the area, I'm asking for the bare minimum; creating sidewalks, plant some trees/ landscapes, paint some cross walks on the street.

Let's contact the city and developer about this. I walked this area recently and I was impressed with the improvements. From what I understand University Boulevard is about to be rebuilt from Kirby to Main. Edited November 21, 2022 by j_cuevas713

talltexan83
Glad to see that Beautique has already found another location close by, but especially excited to see what Rice Management Co can do with this block for redevelopment. It has the potential to finally offer a central plaza, meeting space for the Rice Village. Lots of great potential. Lease ends Feb 2024, so not that far away.

bobruss
They should tear down the boutique and create a park. It would probably spur some hotel/ residential mixed use development. Those are three things that would make the Rice Village a more livable neighborhood. And maybe add a grocery store to the mix.
Texasota
There's tons of surface parking I'd rather see them repurpose as a park. Plenty of parking in the garage + on street.

I really like the idea of a plaza/park. When I saw the property was up for redevelopment, the first thing I thought of was residential with GFR which would also be cool and bring some density. mkultra25
Rice Management Company has terminated the leases of popular food carts YoYo's Hotdogs and Oh My Gogi. Quote Morgan Lera, investment manager for Rice Management Company, which is responsible for the university’s endowment, oversees Rice Village. “Rice Village created an opportunity for temporary pop-up tenants to operate within Rice Village parking lots for the last several years,” Lera wrote in an email to the Thresher. “Parking needs are becoming more critical as Rice Village continues to attract a diverse mix of national and local tenants and, as a result, the temporary pop-ups are scheduled to close.” https://www.ricethresher.org/article/2023/01/rmc-terminates-leases-for-yoyos-oh-my-gogi
