  1. I'm not opposed to this project, but I do understand the neighbors frustrations. The streets are really narrow, and the area is veryyyy residential with only a few small businesses here and there along Bissonnet. However, this is very much a Houston type project. Massive buildings going up residential/ small streets, with strip centers/ gas stations/ parking lots going up main streets. Wish we could work the other way to put these larger buildings along major streets like Kirby or somewhere in the museum district, but it is what it is.

  3. Im sure it was discussed before, but thats planned for block 97 which is below. I think it's a really nice garage, the only annoying thing is it would be surround by other garages on 3 sides and a the back of a building on 1 side; all with no retail/ street presence. Are these kinds of blocks normal for other downtowns in the country? Just curious.
  4. Do we have a renderings of the garage? Really hope it looks decent since its in the middle of a park.

  11. I think he's talking about developing the area of the park itself, and the only area thats developable is the parking lots.

The new building looks almost identical to the old building, from where the main/how the entrance is, to the height difference between the two buildings :/ hopefully this was the original plan before they decided to tear down the building. Extremely boring/ bare minimum design. Hopefully plans change.
  13. Hicks Ventures is planning a 200,000 sqft 6 story building off of i10 at 10496 Old Katy rd (next to Sams and across from City Centre).   14. Ohhhh I see what you mean. There aren't HOV lanes on that portion of i10. I really wish they would replicate the 610 portion of the bus lanes.
  15. There are bus lanes in the middle of 610 that were recently built without HOV lanes. There doesn't need to be HOV lanes to build elevated lanes in the middle. In all fairness, whoever is using it to go to the Heights (north of i10) will still have to cross the highway with the current design, at least if it was in the middle it would be split between those traveling north and south of i10.
  16. I don't see why they can't just do it over the HOV lane in the middle of the highway instead of cutting down those hundreds of trees/ expanding the width of the highway. I might be alone on this, but I hateeeeee the design.

  18. My close friend lives at Pearl Woodlake, the apartment building directly behind this, and this is well underway!
  19. I would also like to add that although Uniqlo is Japanese, it's also an international clothing store. It's basically like the GAP of Asia but has stores across the globe. There's actually US stores outside of NYC and LA; Boston, Philly, NJ, DC area, Orlando, Chicago, SF, and Seattle. They also have stores all over Europe! In conclusion, the Japanese population is irrelevant to where a Uniqlo opens up. Think Zara (Spain), H&M (Swedish), Topshop (UK); they're not looking for their racial demographic but their "style" demographic. Houston would be great market since Uniqlo is very minimalistic/ laid back/ affordable. Houston style is very laid back.
  20. Loveee the renderings, however, the location is a little weird being right in the middle of a neighborhood. I wish this abstract building would go up along a major street instead of hidden inside a neighborhood but happy with it regardless!
