  1. Jeez, 85 parking spots?? We sure this isn't going to be a car dealership .. I just don't understand, I really thought putting a business at the street level would be better exposure to the business than hiding it behind a sea of parking. I'm over these type of developments, they're ruining the character of the heights, take that to Fulshear.

This website literally has forums where you can check them out too, have you not seen any of the Harrisburg developments going up?? Are you not even following ANY developments on this website?? I want to teach you a trick, don't tell anyone, type in "google.com", then click on the buttons on the very top right, click on "maps." Then go to any area you would like, THEN, on the top left it lets you see the exact street in previous years. Isn't that crazy? and its free! Have fun with it and stop the anti-rail gas lighting
  3. @IntheKnowHouston yeah I'm aware of that, but like what I was saying, the main issue in the area isn't the buildings but rather the street design itself. Rice Village could have done more to change their portion of the street design. Also, it would have been ideal if they partnered with the city and/ or other developers immediately north of rice village to tie the area together with a more cohesive street design. It just frustrates me because I work off of Buffalo Speedway and I saw how the city tore up what seemed like a perfect street when this area needs it more. The city often does that and I don't understand why. Im legit not asking for a complete make over of the area, I'm asking for the bare minimum; creating sidewalks, plant some trees/ landscapes, paint some cross walks on the street.
  4. I was recently in Rice Village and I got the chance to see the new "renovations" and..... I mean, it looks pretty half assed imo 😅 It looks like they painted some of the buildings white and painted a couple of colorful circles on the ground on Amherst St and called it a DAY. Some of y'all will say "Its better than nothing 👺," but this isn't just any area. Rice Village has so much more potential, its legit sandwiched between the wealthiest areas in the state. IMO it should be a lot nicer than what it is. The streets need to be completely redesigned/redone. Theres absolutely no pedestrian infrastructure, no street landscape, it almost feels like just a giant piece of concrete with buildings all over the place. I know Rice village isn't in charge of the entire area but there should be some kind of partnership with the city since the street design is the main issue IMO.
  5. Im interested to know how the parking/layout will change. I feel like it would be most reasonable if they built a garage in the back and some kind of green space in the front. A Midrise surrounded by surface lots doesn't feel very home-y .
  6. I passed by today and it looks like they painted the exterior black, it didn't look like any major renovations going on yet. So far, the exterior looks nothing like they're rendering.

  9. I don't have to say it because I know everyone is thinking it. Almost every new building going up along shepherd has been up to the street, they're even rebuilding shepherd to be more pedestrian friendly, are these developers tone deaf or something???
  10. I just don't understand how this is "racially motivated".... Ive been to the Lofts at the Ballpark, and it felt like it was mostly white with a few latino/ asians/ black. Well that was demolished for highway project.... but since this complex is mostly black, its racially motivated? The term "racially motivated" has lost its actual meaning over the last decade. If this was racially motived, then so was i10 when it expanded into mostly white neighborhoods, Texas Central Rail was too since it was cutting through mostly white farm land? I feel like this "racial" battle is so stupid to me. Instead, people need to shift their energy into Texas Redistricting...now THAT is racially motivate Texas' 1836 project that plans to practically erase history and accountability of slavery in our school system Pacific Union being able to poison the land in AA neighborhoods for decades with nothing being done.... Gulfton, a predominantly latino neighborhood, is severely neglected even though its sandwich between 2 upscale neighborhoods (Uptown & Bellaire) Theres way more serious racial battles......this..... this is not it. It's really simply, theres a highway thats going to be expanded, theres buildings next to it, the buildings are being removed, whether hispanic, white, black, asian, it's going to be removed.

  13. Interesting location, I feel like it would make more sense if the bakery was located outside the mall. I can't imagine people going to the galleria mall for a bakery, but I guess they know what they're doing 🤷‍♂️

Thats like saying "why is Houston even building bike lanes if TxDOT is expanding highways?" "A family of 4 isn't going to take the train when they can drive for less than half the cost"... clearly there are many variables for traveling, not just cost. Some people need to get the other city quicker, some people won't be traveling with a family of 4, some people need to work while on the way and need wifi, the list can go on and on. Your case scenario is only YOUR case scenario, there are about 15 million other case scenarios between the 2 metros :) You do know travel is a booming industry right? There's lots of "luxury buses" that go between all Texas cities. Theres frequent flights that go between all Texas cities. There's even lots of affordable jets like JSX that fly between cities. So clearly there is a market for traveling outside of "driving with a family of 4" scenario. Less expensive to build? This is a private project...its legit not costing us anything. I never understand comments that oppose transportation projects outside of the "car/ highway" bubble. It comes off a little selfish IMO, because Texas highway infrastructure is clearly not an issue. Our highways are HUGE, I've driven in many states and Texas highways are by far the most impressive. However, traffic and driving in general is also horrible; road rage shootings, bad drivers, car maintenance. A lot of people want to avoid it completely. Some would rather bike to a location, some would rather take a bus/ train, some would rather walk........so there has to be adequate infrastructure to support that population too. Its' obvious how one transportation method gets WAY more money/ attention than others. i10, 610, i59, all these highways in great shape, yet I can name maybe a handful of areas in Houston that you can walk/bike safely in. THENNN you have people that STILL feel like the solution is more highways and NOTHING else. Some of you guys sound like you sold your soul to the car devil 💀

  16. El Bolillo Bakery will be constructing a building on this lot. It looks like they have 2 other locations in Houston and their bakeries are quite nice IMO! One of their other locations

  18. Completely agree, it's basically a fan based gym. A lot of people in Houston don't watch football and a lot people who watch football don't like/ don't care for the Texans; its wayyy to specific of a gym. Also, the fact that it's going up next to this fancy hotel, most likely attracting people from out of town...... most people from out of town are not going to have a membership to this Houston exclusive gym. At least with Equinox or even Lifetime, its assessable to everyone across the nation. Sad choice IMO, but it is what it is.
  19. Kind of corny, an NFL team themed gym? It would make sense if it was close to NRG, but it legit doesn't make sense here...... in this "ultra luxury" development.
