  2. Completely agree, 18th is pretty impressive considering how unwalkable Houston to be! We've come soooooo far. We've built denser communities, rebuild streets to be more pedestrian friendly, built more bike lanes. I can't imagine how different the environment is going to be in the next 10-20 years!
  3. Definitely has not declined in anyway 😂 I live in the area and they've been increasing every single year. I feel like people throw around "property values gone down" wayyyy to loosely. You guys we don't live in a small random abandoned town. We live in one of the fastest growing cities in the nation. It doesn't matter how many crackheads are on the corner or how many gun shots you hear, property values will ALWAYS increase. Its the basics to the principle of "Supply and Demand"

I know every source has a different mythology of how it ranks walkability, just thought it was interesting and wanted to share.   6. Wellll 😅 most of them might be a little hard of hearing. IMO they're probably the best suited here than any other demographic Also, side note, this is very much underway. The entire building has been razed down for some time now and it looks like they've already built up to level 2 of the new building. They're moving really fast! Sorry, haven't been able to get pictures.

  8. Yeah I hear you, but my thing is whether those lanes are for carpools or turning right, they're still in use by cars. The wide road makes it more comfortable for them to speed and even miss a flickering light.
  9. So lets say about 200 people car-pool, with at at least 3 people per car, thats about 67 parking spots, street parking can 100% support that, the streets in the area are fairly empty. They'll probably end up having to walk 3 blocks at most. Now let's say the other 100 take Uber/ ride sharing (which is usually common because people like to drink and are responsible enough not to drink and drive). If this can be done in cities like LA, Denver, Miami, and even Austin, it can sure as hell work here. We need to get out of that mentality that every single person going to a location needs to drive alone and find parking within 2 ft of the building.
  10. Take it all in boys, another strip center/surface parking lot is history! + for density, + for better aesthetics, and a BIG plus for pedestrians! No more parking lot right on this major street, no parking entrances off of Westheimer, the building itself will provide shade from the sun to the pedestrians. In an urban sense, this is perfect for the area. There is a Whole Foods 3 blocks away and multiple restaurants all within walking distance. The Density in the area is getting close to midtown (near bagby) we just need a few more of these along Kirby 😅
  11. Don't let the suburb commuters see this, they'll want to give us their opinion on the neighborhood/ the city they don't even live in.
  12. I believe someone once posted a video on here about how large streets/ far buildings set backs increase the likelihood of speedy drivers and decreases the comfort for pedestrians. This area has both, its 5 lanes wide and pretty much surrounded by empty lots/ parking lots. For instance, I don't see this as a problem along Bagby. I think the least they could do is dedicate one lane to street parking along Fannin (I know its already like that in certain parts but its not like that on this portion)? There's always going to be a need for parking, but I really don't see a reason for a 5 lane street in midtown, especially since its never THAT backed up.

  14. I love this project so much, but wow this area has a long way to go 😅 I can't believe how long this area sat untouched, especially being in the dead center of the city. If you didn't know the Houston skyline, one would think this area is outside the city and downtown is in the distance (Uptown)
  15. These 3 lots are up for demo, they were all for sale by the same owner.   17. All these lots are up for demo. My guess is they will become townhouses but who knows.
  18. To me, the view from the project looks awful 😅 Maybe if they plants trees/ shrubs to cover this side of the building it wouldn't be so bad?
  19. I don't think it needs to be moved tbh that sounds close to impossible. It would be nice if they considered remodeling the outside? It's not very pretty and other central plants in big cities do a better job at making them look decent to the public eye.
  20. Typically, do tenants leave months before their lease expires or is it usually right when the lease expires?

  23. This could be a good thing or a bad thing. A new developer could really make this festival a lot larger; adding attractions, adding a small town center with the same aesthetics. However, a new developer could also bulldoze this down a build a giant Walmart with a 500+ parking lot.
