Specwriter
This I actually wouldn't mind spending $1.4 million for if I had it.
ChannelTwoNews
https://www.bisnow.com/archives/newsletter/local-real-estate/houston/4776-multifamily-monday-a-sneak-peek-at-the-susanne/ The 34-unit 3615 Montrose is perhaps most notable for its architect—it'll be Philip Johnson/Alan Ritchie's first Houston project in 20 years. (Philip Johnson is the starchitect behind local icons like Pennzoil Place and Bank of America Center). Developer Riverway Properties' Mike Carroll tells us the team chose the location—in view of PJAR's last Houston project, St. Basil's Chapel—because Montrose is the cultural epicenter of Houston, and it has a very limited supply of condos. (This is the only property with for-sale units on Montrose south of Westheimer.) Assembling the land was a challenge that took more than a year, especially since most sites nearby are owned by institutions like the Greek Orthodox Church or the University of St. Thomas. Riverway let PJAR have a lot of artistic control, and lead architect Marko Dasigenis designed a new (curvier) take on the famous Glass House. The team got a setback variance to put the building closer to the street, which Mike believes is important to creating a more walkable street scene. Kudela & Weinheimer is handling landscape design and will focus on the pedestrian experience. Units at 3615 Montrose range from $1M to $3M, and Riverway intentionally kept the property small (34 units) to create exclusivity and reflect the neighborhood. Above, we snapped this homage to Philip Johnson's local work in 3615 Montrose's sales center. Although 3615 Montrose won't break ground until Q4 and deliver until Q4 '16, it's already getting a lot of interest. Mike tells us he's already escrowed a contract with an international traveler who lives in Houston six months out of the year—he says the community is a great lock-and-leave option or urban home for empty nesters.

Urbannizer
http://montrosedistrict.org/real-estate-deals-booming-in-montrose/ “We’re very pleased with our predevelopment sales. We’ve already sold 10 units out of 34 total units planned. This means we’re definitely going ahead with the project,” said Michael Carroll at one of the boutique developments, 3615 Montrose, when reached for comment. jmitch94
I'd sure hope they would be building after 10 people already bought units. Does anyone know what happens if something like this were to be canceled, what would happen to those peoples money?

hindesky
I live right by it and the only thing I've seen is the city inspectors put a red stickers on their sign in front of the sales house right next door.
hindesky
I'm going to be optimistic and hope that the advertising signage being down means they sold all the units and will break ground soon.

rechlin
Amazing that it has been almost 12 years since this thread was started. That's a lot of boom/bust cycles to go through with no progress.

Cafe Bustelo is my brand of choice, made in my Bialetti Mokka Express, so I am going to have to check this popup out.

I've only used their k-cups so far to make a quick and dirty faux flat white. Haven't tried running the ground version through my espresso machine yet. Reefmonkey
It makes a good Cuban coffee. The mokka express doesn’t quite make a strong enough cup to really be a true espresso, but close, and I’ve used Illy and Lavaza in it as well, and the Bustelo is comparable. I alternated between a Bialetti and a Krups Espresso Mini for years. Bialettis are great - it's hard to beat the reliability of something that has almost no moving parts. Now I'm using a regular Hamilton Beach drip coffeemaker (the model that Wirecutter recommends as a budget pick) with Bustelo. It makes a full-sized cup of coffee that's considerably stronger and more flavorful than American-style coffee. As far as Latin coffee brands go, Cafe La Llave is a nice occasional alternative to Bustelo, but it's pretty hard to find in stores (Target is the only place I've been able to find it locally, and even there it's hit and miss). It's a bit more subtle and not as in-your-face as Bustelo. I'll have to go check out the popup and have a cafecito. One of my closest friends is Cuban and I grew up on a steady diet of Bustelo-based cafecitos that his mother would brew for us when we were in high school, so I'm curious to see how the pop-up's version stacks up against that frame of reference. Luminare
In general, I really like these pop up retail places. I think they are great ideas to getting easy entry into an existing market with new ideas lowered risk and barriers. However I did not like this place when they invaded Siphon last October. The whole experience just felt a bit fake and manufactured. Like I was on the set of a Hollywood movie and not inside a genuine coffee shop. Plus, adding sugar to an espresso is an insult to coffee. august948
Stopped by there today to try it out. They seem to be doing a brisk business. Tried the colada (double cafecito). It started out pretty good but by the time I got halfway through it the sweetness started to build up. I finished it but probably won't have another. My wife the sugar fiend would love it, though. I'll probably go back at some point and try the the cafe con leche which might cut the sugar to a more acceptable level for me. I like the overall concept of a cafe in a shipping container. Went upstairs and sat on the roof. On a hot day that would probably get unbearable, but today it was really, really nice.
hindesky
They're closing up today and packing up. Hopefully something else like this takes its place till someone decides to build on the site. They always had a lot of customers here for this.
wilcal
Interesting appraisal history on this property At current appraisal, that's $2,400/month for property tax. Have to feel that with Cafe Bustelo was able to make some of that back for them. That would be a great spot for a food truck park if they weren't effectively against the law here if vehicles aren't mobile.
hindesky
I live 2 blocks away from this and to me the Cafe Bustelo was a hit. I only went after my early runs to HEB on Sundays because I'm not going to stand in a long line for anything but it was immensely popular. The owners of the property need to continue with the Pop Ups till they decide what to do with the property.

Its such a deadzone in terms of commercial activity. I remember living in First Montrose Commons and was like "where is everything at?" Don't get me wrong, there are a few things around, but compared to other parts its just not happenin' right now.

I wonder how the tech innovation hub they’re constructing at the old Sears will change this part of Montrose. I’m seeing a lot of lots for sale for a $1m right near there (for example, on Jack St next to the former Brooklyn Athletic Club), so I’m not sure if speculators are anticipating a huge pop soon. Its possible. Never say never, right? However, from my experience, the spur really is the defining separation between Montrose and Midtown. Its like you are crossing into two completely different worlds. I'm sure there will be spill over, but its going to be more of a midtown thing than a Montrose thing. Now bring a BRT or LRT and then that might change.
