However I don't understand the rendering of the "plaza". @Urbannizer you said the city would have to cede a portion of Drew st. Does this company also own the other block adjacent to this site? I almost feel like Metro should make a few of those medians fully paved over and easy to cross for pedestrians. At the Thursday, May 25 meeting, the commission was asked for a variance from the standard clearance for visibility triangles at street intersections. During the staff presentation, it was noted that a holistic approach has been taken to plan this project as an urban walkable development on all four sides of the site. This includes locating building service spaces on Tuam and Fannin Streets to consolidate and minimize their impact on the overall development. A previous variance was given for parking to account for plans to provide off-site parking, “with the plan that residents are being encouraged to walk in order to interface with the Midtown Area,” staff said. The ordinance requires a canopy be at least 20 feet high at the corners, but Caydon sought to lower the height to 10 feet. Architectural renderings show wide pedestrian sidewalks suitable for sidewalk café service. Staff noted the pedestrian realms are 18.2 feet on Drew Street, 15.5 feet on Taum Street and 20 feet on Main Street. “Further, the principal streets that frame the development are both one-way, low-speed thoroughfares,” staff said in its recommendation. “Without consideration of the variance request, the quality of the project will be severely compromised. The end result will be cutoff canopies that will be incompatible with the cohesive pedestrian realm that wraps around every block face of the mixed-use center.” Dan Barnum, a retired architect and spokesman for the Midtown Houston Urban Planning Committee, spoke in favor of the canopy design. “We want to encourage walkability in Midtown and particularly along Main Street where it has been very much discouraged by Public Works when they rebuilt Main Street for the light rail system,” Barnum said. “This will encourage it by putting canopies along Main Street the way it was done years ago for the Rice Hotel. Whats been nice is how developers are addressing parking garages and how that works on the site. Before it was simply building and then attached garage. Now its a more an integrated whole. Moderators Posted May 31, 2017 Share Posted May 31, 2017 It's great that the developer understand the need to add wide canopies encompassing the entire block.This allows a greater street presence and pedestrian friendly experience.Like the Rice Lofts Downtown the block by default becomes a magnetic draw, people just want to be there.This project will create the same synergy for Midtown,as in the old saying if you build it they will come. HoustonIsHome Posted May 31, 2017 Share Posted May 31, 2017 I walk during my lunch breaks and I can assure the canopies make a world of difference. Trees do too. Instead of archaic rules that hinder pedestrian development they should be encouraging developers to do this. Heck they should be giving these guys a tax break instead of making them beg for a variance. The big drawback I see with canopies are people sleeping underneath them and defecating and urinating right where they sleep. They put up a whole bunch in Downtown then, and maybe Midtown got some too. Edit: I think the lower one (with a fence) is a COW but the upper one may well be doing soil samples. They seem like a typical investor. No recent ownership changes on the next block south with Art Supply. The vacant eastern portion of the block is owned by the same people who sold Caydon their land.
