Also, I recently noticed a building permit submitted for renovations at 2405 Genese. A house sits on the property but the permit connects to SFT Investments and their entity Fairview Corridor. Planned for the site is an Italian restaurant from one of the owners of Pass & Provisions. The restaurant is named Elro.

Elro is on Instagram if any of you want to follow for updates:

@elrohtx

The publicist hired for Elro distributed press releases announcing the new restaurant planned for a bungalow at 2405 Genesee. This is part of the Fairview District.

CultureMap and other publications reported the news in early January. Elro anticipates a summer opening.

From CultureMap:

...the new restaurant will be a considerably more casual affair than his former establishment. Named for Gallivan's children Eleanor and Ronan, ElRo will serve creative pizzas, crudos, salads, snacks, and sandwiches.

Terrance Gallivan from Pass and Provisions is opening a retail store and a restaurant next door called Elro Pizzaria/Crudo Bar.

"Gallivan will open Elro Pizza // Crudo (named for his children, Eleanor and Ronan), described as a neighborhood pizzeria and crudo bar in a bungalow at 2405 Genesee. It’s set to open this spring."

TLDR for the retail store.

Is this part of the Fairview District or Fairview Collective? The property is owned by SFT Investments, which owns the other surrounding properties that make up Fairview District, including Elro, MAX's Wine Dive, and Fusion Eats restaurants.

  • The title was changed to Fairview Collective: Mixed-Use At Fairview St. & Mason St.

Great find, @hindesky!

Jethro's Backyard, coming to 95 Tuam, Suite 102, is a casual bar & grill restaurant concept from Los Angeles restaurateurs. The restaurateurs are the proprietors of Texas-style barbecue restaurant Horse Thief BBQ and Cafe Birdie in Los Angeles.

According to Jethro's Backyard's Instagram, the menu will center around burgers and cocktails.

This may also be a beer garden. Trademark filings for the logo lists beer garden as one of the goods & services the business plans on providing.

The estimated arrival of Jethro's Backyard is early 2023, according to the restaurant's Instagram bio.

This should be a fun addition to Midtown. I'm looking forward to seeing the bar's design.

95 Tuam is part of the Fairview District. The site was the previous home to Mixed Emotions Fine Art.

95 Tuam, 90 Tuam, 2405 Genesee, and other surrounding properties are part of the Fairview District. I don't  know if mods want to merge this with the existing thread for Fairview District or not, but thought it may be useful for others to know.

Marketing materials for Fairview District include this property and the other aforementioned properties.

Here is the site plan for the portion of Fairview District that includes 95 Tuam St.

The site plan indicates Houston-based bicycle shop Ham Cycles is relocating here. There is also a unit shown for a craft cocktail bar. The howing bar & grill restaurant concept is Jethro's Backyard.

A draft of the sites at 95 Tuam, 90 Tuam, and 2405 Genesee. This was included in marketing materials for Fairview District. It shows these properties and surrounding properties owned by SFT Investments are all part of Fairview District.

Every building has this permit on it. Mixed Emotions Fine Arts. Not sure if this is the owner or the developer.

Mixed Emotions Fine Arts was the previous occupant at 95 Tuam. I don't know if the business owned the lot before relocating or not. However, SFT Investments owns the lot now.

95 Tuam, 90 Tuam, 2405 Genesee, and much of the surrounding properties (like Fusion Eats forthcoming location, the lots where Cuchara and Max's Wine Dive are located) are owned by SFT Investments. To my knowledge, those SFT Investments owned properties all part of SFT Investments' Fairview District.

Yep. If you scroll up several posts, I uploaded the site plan for 95 Tuam in early July. The site plan shows Ham Cycles and its location in the Fairview District.

Update on Elro from an article this week in Houston Chronicle:

"Chef Terrence Gallivan, once part of the dynamic duo that operated The Pass & Provisions, is set to open his new restaurant in October at 2405 Genesee...in a vintage bungalow on the Midtown/Montrose border. The intimate restaurant [will have] 16 seats indoor, 16 at the bar and 40 on patio..."
