According to the Springwoods Village website a third corporate campus "will be announced in early 2015." Any word yet?

 

Elsewhere on the site it also mentions a fourth hotel to be build at the NW corner of the Grand Parkway and Holzwarth just south of the Belvedere Apartments.

Baker Hughes was suppose to purchase that property and build a new corporate campus. With Halliburton aquiring Baker Hughes I doubt that will be happening. Maybe another company purchased the land.

The first office and retail building in Springwoods Village could break ground early next year within CityPlace, the town center area of the master-planned community in Spring.

CityPlace 1, in the northeast portion of CityPlace, is expected to break ground in the first quarter of 2016 and could be completed in the first quarter of 2017, said Gary Johnson, vice president of Crimson Services, a sister company of CityPlace developer Patrinely Group.

Johnson said CityPlace 1 will house 150,000 square feet of mixed-use space, including 26,000 square feet of retail space in addition to office space.

“We have commitments on about 20 percent of the office [space] and have a huge amount of interest in retail,” he said. “It all has to happen at the same time, and we’re shovel-ready.

Johnson said the demand for corporate office space has tempered recently  with the decline in oil prices.

While work begins on the first office building, Johnson said construction will simultaneously be done on the second phase of CityPlace right across the street, which will feature a parking garage with a fitness center on the top floor. On the ground floor, the Patrinely Group is working to attract restaurants to three available pad sites.

good question.  It's a shame this town doesn't have a journalist who can do more than reprint a press release.

 

Do we have many HPE employees in Houston?  Does anyone know?  I would imagine the bulk of their Houston presence went to HP in the split, not HPE.

A 337-room Marriott hotel will rise in Springwoods Village in late 2018, according to a release from Dallas-based Woodbine Development Corp. The hotel broke ground on March 29, per the release, and is expected to open in November 2018.

 

It'll be branded as a Marriott CityPlace, as it will open in the eastern end of CityPlace, a 60-acre mixed-use district within Springwoods Village. An exact street address wasn't provided.

 

“This Marriott will not only grow the area’s room count, it will also diversify the mix of accommodations and event space available here, allowing this thriving community to better serve business and leisure travelers,” said King Scovell, Woodbine's managing partner and chief development officer, in the release.

 

Woodbine is developing the hotel in partnership with CDC Houston and USAA Real Estate Co., per the release. Woodbine is also the hotel's asset manager. San Francisco-based Gensler designed the hotel, and Austin Commercial is the general contractor. Financials of the deal weren't disclosed.

 

Upon its completion, the hotel will stand at 10 stories and include 33,000 square feet of indoor and outdoor multipurpose space, which includes a grand ballroom, a smaller ballroom, five meeting rooms, a pool bar event space, a boardroom and an outdoor event space, per the release. It'll be the area's first full-service hotel.

 

The hotel's design will be inspired in-part by the area's natural assets – its nature trails, creeks and the surrounding forest. Designers are seeking LEED certification, the release states.

HPE will remain at 249. They still have some of their manufacturing there. Specifically CCM7. HPI will be occupying the space in Springwoods Village. I know of a few HPI employees that live rather close to 249 and Louetta who are looking for positions within HPE just to stay close. Even though the trip to the HPI location would be somewhat quick and easy down 99.

Holliday Fenoglio Fowler, L.P. (HFF) announced today that it has arranged a construction loan for the development of CityPlace 2, a 327,000-square-foot, Class A office building that will be the first office building to be developed in CityPlace in Spring, Texas.

 

HFF worked on behalf of the borrower, a venture comprised of Patrinely Group, LLC; USAA Real Estate Company and CDC Houston Inc managed entity, to secure the five-year, fixed-rate construction permanent loan through American National Insurance Company headquartered in Galveston, Texas.

HP, ABS campuses break ground in Springwoods Village

Two new corporate campuses are taking shape in Springwoods Village.



 

Construction of HP's two-building campus in the CityPlace mixed-use district of Springwoods Village after ground was broken Tuesday by a venture of Patrinely Group, USAA Real Estate Co. and CDC Houston on the 378,000-square-foot campus, which will house about 2,400 employees. Completion is planned in the third quarter of 2018.

 

In late April, the Patrinely Group led venture started construction on CityPlace 2, a 10-story building to be occupied by American Bureau of Shipping. The 326,800-square-foot building will have 24,000 square feet of retail space on the ground floor.

 

HFF arranged construction financing for CityPlace 2 through American National Insurance Co. Completion is planned in the fourth quarter of 2018, according to the developers.

Spring (Harris County) - Invited general contractors have until Friday, March 30 to submit bids to Patrinely Group to build a $20 million, five-story office/retail building with adjacent seven-level parking structure.

This is a rebid of a project that was initially planned for construction in 2015 in CityPlace, a 60-acre, master-planned commercial center that broke ground in late 2016. Upon completion, CityPlace will contain 4.4 million square feet of retail/restaurant and office space.

This rebid project is CityPlace 1, a 149,500-square-foot office building that will include two retail tenant spaces on the ground floor of 10,600 square feet and 8,500 square feet respectively.

 

It is located at the northwest corner of Lake Plaza Drive and City Plaza Drive. The CityPlace development is located to the northwest of the intersection of Interstate 45 North and Grand Parkway.

Completion of the building, which will have 26,900 square feet of retail space on the first floor, is planned in the second quarter of 2019.

 

"CityPlace 1 is another major milestone as CityPlace continues to become the new urban center in north Houston," Patrinely Group president and CEO Robert Fields said in an announcement.

 

"With ABS headquarters, Marriott CityPlace and the HP campus nearing completion along with Star Cinema Grill coming soon, we are creating a truly unique, walkable, mixed-use destination."

 

The 60-acre mixed-use project just south of Exxon Mobil's campus in Springwoods Village is planned to contain 4 million square feet of office space with 400,000 square feet of integrated retail space, a Marriott Hotel and additional apartment projects. Fein recently opened The Mark at CityPlace, the Houston developer's second community in Springwoods Village.

 

CityPlace 2 broke ground in 2016 after ABS (American Bureau of Shipping) signed a lease for the relocation of its headquarters from Greenspoint.

Patrinely Group's Dennis Tarro and Transwestern's Nick Hernandez and Crystal Allen represented the landlord. New Quest Properties' Jeff Hayes represented the tenant.

This will be Fein’s third multifamily property in Springwoods Village, a 2000-acre mixed-use community where the 3 million-SF Exxon Mobil campus was built about six years ago.

The Canopy represents an alternative rental price point for the many corporate employees living in and around Springwoods Village. The two- and three- story upscale apartment community is designed by Steinberg Dickey Collaborative. The units will range in size from 552 square feet to 1,705 square feet. The community is expected to break ground by January 2020, with an estimated completion in the fourth quarter of 2021.
