  1. I think he was just using it as a guide? It's clearly an oversimplification.
  2. Almost sold out already! http://www.bizjournals.com/houston/blog/breaking-ground/2014/05/belfiorealmost-sold-out.html?utm_source=feedburner&utm_medium=feed&utm_campaign=Feed%3A+bizj_national+(Bizjournals+National+Feed) It makes me wonder if this place will serve as a second home for the elite as does One Park Place in downtown serves as a second residence for some of the people there.
  3. Ha! Funny... and a Houston Chron article comes out about it: http://www.houstonchronicle.com/business/real-estate/article/Construction-boom-may-lead-to-lower-rents-5458011.php ($) From the article: Again, we are FAR FAR away from any overbuilding at this point. But it's good to know that there are people asking those questions of "Are we overbuilding?" When everyone is thinking that it's a never ending chart upwards, that's when you know you are in a bubble about to pop.
  4. I have a real good friend who is moving into this complex. Should be able to take a few pictures inside and show how nice it is.
  5. I actually believe this rendering is from another side. Just wanted to give a general comparison between the rendering and the actual development.
  6. Well, at this point, it is clearly only a test site to check the facade and design. But I guess I completely forgot that they own the lot in the first place!
  7. Based on all the economic reports I've seen for Houston, they indicate that based on the trend lines the city will peak in construction from late 2014 into somewhere late of 2015. Now of course, trend lines aren't always correct. Price of gas can plummet and skyrocket. The Fed's quantitive easing can have some impact. Quickly rising home prices can put a damper on all the single-family construction. However, single-family construction is well below the historical norm. Annnnnnyway, I think the Houston area can support a couple of more years of good solid construction, but anything after that and you could be dealing with a Spain-type situation of overbuilding... that's well off into the future. Chart at historical residential construction:
  8. They closed off the lot again, this time with chains. The only side with barrels now is the side facing the Marriott Marquis. The billboard there says nothing.
  9. We needed better pics of this: I guess I forgot that they also own the southern lot as well?
  10. People don't realize just how urban Houston really is. The area that shocks me everytime is seeing just how urban the Museum District is when driving down the Spur 527 or Highway 59.
  11. ThirdCoastRyan takes some really beautiful shots of the Houston area. Definitely a good person to follow on Flickr if you have an account.
  12. I come to the next chapter in my life... I graduate on Friday!

  13. http://swamplot.com/a-new-main-st-apartment-complex-moves-on-to-phase-2-before-its-even-complete/2014-05-05/
  14. That must have just been launched! I've been searching "campus vue" on google every week. So if they are going to tear down the building on the west side, it makes me wonder how long the east side building will be able to last. Edit: Whelp! This apparently is so brand new that the email hasn't even been setup yet. I got a postmaster error indicating the email address doesn't work.
  15. No, they are just put in there. I guess to give the rendering a downtown setting. Not sure why you just wouldn't use the real thing. I just don't think the rendering is 100% accurate. The colors that are being applied don't match the colors in the renderings that we've seen. Unless whatever they are applying isn't the final product...
  16. I highly doubt it will look urban. Think of it like the Holiday Inn Express on the eastern side of downtown on Bell St.
  17. Driving over the Waugh bridge towards this thing, it is surprisingly small compared to the other buildings in the area. I'll try to take a picture next time I'm biking there to show what I'm talking about.
  18. Wow, it looks like a new garage!
