  6. I am like 10% confident in my comment here, but it was my understanding that those buses are diesel-electric hybrids? As in, the diesel motor does nothing but generate electricity. The new NOVA buses would be electric only and require charging.

  9. It is five townhomes (non-duplex). Kind of an interesting design with an 18' shared driveway that splits from the opening on Sampson St. Edit: note that this is also along a TOD primary street, so note the public sidewalk easements, which are kind of abnormal. They are required to measure the pedestrian realm from back of curb, which is why that is dimensioned. 20' along Sampson and 15' along Harrisburg is required, so they are having to give up building on a chunk of their property. Will be interesting to see how they fence it.
  10. BCycle said that they were working on putting a station here, so I would imaging that is what this is. I don't think you need a permit to put a bike rack in. BCycle recently closed the Memorial stations on the west side of town (two outliers) so it is feasible that one of them are being moved here.

So that's the HCAD parcel data, which looks kind of weird because it shows that corridor for 6th street, and I don't know this for sure, but I would imagine that TXDOT acquired it from the city, which is why when you click the parcel on either side, the whole thing lights up. Basically, 6th does not exist in the detention anymore and the city prob doesn't own it. The current legal description is showing as tracts "TR 40 BLKS 272 273 294 & 295 HOUSTON HEIGHTS" so if anyone builds something, they're going to have to replat. When they replat, they are going to have to address the stub street on 6th. That means either dedicating ROW for 6th (the rest is 70') or getting a variance. We're getting a bit out of my knowledge here, but the south of the detention reserve has enough frontage on the 6th stub for street access, so they might not have to build 6th or could built the portion of Rutland that is dedicated, but not built.
  12. Parcel size is 12,041. Would love this as three or four units per floor all over the place. 7 stories is a nice height.
  13. Saw a sign that the warehouse space along the eastern edge is for rent and someone in a red shirt riding around in a golf cart inside the fence (maybe security?)

  16. There is. It is under Chapter 42 under intersection spacing requirements. Generally, it is a street every 1,400' when it is a local street. There is about 1,100' between Penner and the feeder.
  17. Honestly, they were probably never paved. The original developer dedicated them to the city and they were likely never improved. Adjoining property owners can get "their half" back from the city for free usually.
  18. I mean, why would they apply for a license to consume on site if they were just going to use it for brewing/logistics? Sounds like there will be a public component.
  19. They had a replat application approved to do just that and create on unrestricted reserve, but while received planning commission approval, they didn't record the plat, so they would need to start over again.
  20. I looked into it and it is actually kind of interesting. An LLC bought the property in 2012 and had this subdivision plat approved in 2018, but never recorded it. Basically, this is what WAS planned a few years ago: HCAD reports that the property was sold to the Houston Land Bank in Nov. 2021. If you aren't familiar, a land bank is where to promote affordable housing, they decouple the purchase of the land from the structure. Basically, the land bank will retain ownership of the land and the purchaser will only buy the home(s) that are built. They pay a lower mortgage and are still able to build equity. When they want to sell they typically need to sell to a qualified buyer and the price is only allowed to appreciate by a certain rate each year. Basically, it is most of the benefits of buying a home while keeping the cost as low as possible. More info on their website here: https://houstonlandbank.org/
  21. Rode through Hardy Yards on my bike last weekend, and this place just has no soul. Hopefully the rest of it being filled in will help.
