  2. Good eyes Triton! This looks similar in scope to the Jefferson Heights project a bit north on Memorial.
  3. I recall this was posted up in "Going Up" back in July: I am curious as to what near the TMC might permit such a tower to get built. It would be impractical as a hospital. I have heard the TMC wants to lure biotech and other private sector companies to the area. Might we see demand for such a tower from those sectors?

The view from Minute Maid Park should improve dramatically in the next few years. 609 Main and the Capitol Tower (which I believe would be seen from the ballpark if one sits down the right field line) will have interesting light-up features. If One Market Square breaks ground as has been indicated, that would also improve the view from MMP. I am hoping the light-up feature on 800 Bell may change colors. It would be really neat to see Downtown colored red, white and blue for Fourth of July or Red and Yellow for when the Rockets make a playoff run.

  6. Depends on the marginal cost. A new edifice of substantial size would likely cost more than a bit of additional space in this tower. However, I do recognize that additional stories above 50 floors are pricey.
  7. Nice to see that start date getting moved forward from 2016. I actually suspect this one may get scaled up a little bit before all is said and done given Chevron's commitment to this area.
  8. Excellent news if construction begins. This is the project with which I have had the most doubt, so I will wait until the former "exclusive valet parking lot of Frank's pizza" gets fenced off before getting too excited.
  9. It's not just you. The land has been clear for awhile now. I suppose Hanover has their hands full between 3400 Montrose, the Post Oak tower, the West U apartment complex, and this project (not mention the recently announced tower on Kirby). I wonder if their resources to pay for construction financing have been stretched and if this is starting to go over now that the Post Oak project is finishing up.
  10. Chevron pushed the start date for its tower back to 2016 awhile ago. I see no reason for them to need to hype it up so long before groundbreaking. More troubling is the sudden rise in construction costs. I recall a recent article discussing that guards are being posted at certain sites to avoid poaching workers. I would love to see this project in its current form, but with the mass of new office space under construction and the shadow of the 1980's oil bust looming in the memories of many developers, I can just as easily understand cutting back on the size (and thus the costs of the project).
  11. 533' is fairly tall. This already has quite a presence looking at it as one drives over the big bridge over 59 on the West Loop. I am looking forward to the windows and other parts getting filled in.

There's about 3.5 million square office space being constructed Downtown (800 Bell renovation, 609 Main, 6 Houston Center, Capitol Tower), and we have yet to hear of any tenants to fill up this space. I think some progress on that front will need to be made before One Market Square happens. Chevron's tower is a different animal and is subject to Chevron's plans. I suspect it will be constructed given that Chevron purchased an additional block Downtown that may serve as a laydown site.

Although I think this site would be prime for a nice townhome redevelopment (something along the lines of a scaled-up version of Hines' Somerset Green that's near Old Katy Road would be neat here), I've thought this site would be a neat place to try reasonably large-scale midrise condominium development. One could also mix in a couple highrises. I was thinking New Orleans French Quarter-style architecture with nice walkable spaces for shops and restaurants. Magnolia trees could be planted to add more Houston flair--as I understand it a Magnolia forest once lined Buffalo Bayou.
  14. Was that a concrete zamboni I saw in an earlier shot? It looks like it was smoothing out the surface.
  15. The shift would follow the pattern in some of the major European cities (e.g. London, Paris) where a wealthy core is surrounded by poorer suburbs.
  16. Hanover is doing very neat things in Houston. I'd love it if they would add a Downtown development once Montrose and this get nearer to completion.
  17. I'd like the Center and South portions of Richmont Square to linger long enough for me to move in there. :-)
  18. I like the increased size of the project. A 34-unit development remains small, but will add continued density inside the loop. I am hopeful that midrise condos become successful, as I think they can be a higher revenue generating alternative to townhomes (less square footage can be wasted on staircases) that will lead to more walkable neighborhoods.
