Good catch. I've been curious as to the amount of extra engineering and design it would take to add a few floors to this building. I'd think the primary limiting factor would be the foundation, which would have to support the additional weight of added floors. However, if a foundation were constructed with enough strength for some added flexibility, I could see an additional modest increase in height.

The searchable online real property records have only been updated through June 20. Additionally, I have always been puzzled by the use of "sale" in press announcements. Generally, I understand a "sale" to occur when the sales contract is signed, even though the property will not actually be transferred until closing some period later (for residential homes, usually after an option period and a period to obtain financing for the buyer/borrower). I suspect these "sales" are actually closings where the property is transferred, and the signing of the sales contract would be kept quiet in the event the buyer exercises an option, assuming one exists, to terminate the contract. I'd be curious if anyone had insight into the general practice for large commercial transactions. Is the "sale" announced at the execution of the contract or is it announced at closing when the warranty deed transferring the property is signed. -

I haven't seen anything on the following link. The "a" next to "alliantgroup" is very eye catching at night. The buidling and signage are a bit 'moo' during the day, but at least I can't look at them and say: "well that looks hideous." -

Thanks. It is somewhat heartening to see that some of the design elements of the Western portion of Buffalo Bayou have been incorporated into the development. I am not certain of the engineering that would be required to develop the northern canal portion of the Downtown segment (although I do recall reading about that at another forum here). It would be nice to see the bayou redeveloped as a signature for the city.

^Good information Houston19514. Both concepts look pretty neat. I like the new north canal in the Downtown rendering. The dates on both brochures go back to 2002--are you aware by chance of any movement on the proposed redevelopment. I know there has been an expanse of development further west along Buffalo Bayou (nearer to Allen Parkway and Memorial) but am unfamiliar with progress on the east side.

Demolish the jail, add a nicer path along the bayou to utilize it as a focal point along with supporting amenities, pair those with the redevelopment of the post office site further west (whatever that turns out to be) and we just might have a reason to head to that part of Downtown. A long narrow park stretching east toward the former KBR site would be very nice.

Demolishing the jail would do wonders to lift the overall area (sadly, I do not see that in the near future). I do think the other residential developments near Minute Maid (as well as the myriad of hotel developments) will give the area a nice boost and, hopefully, a critical mass similar to what happened in Mt. Vernon Triangle in D.C.

I thought that was ambitious speculation over at Swamplot. It required the Galleria expanding into a new "Galleria 5" area and relocating Dillard's to that area. I haven't seen any reports otherwise indicating Trump wants to get into the Houston market. -
The rendering doesn't indicate a building that will age very well. Its signature feature is big capital letters in a banal typeface. This could be so much more.

I think Hines leaked they were upping the number of floors from 41 last summer before announcing the number in October. I am not certain how much alteration to the structure (e.g. stronger foundation) would be needed for a floor increase of 4 floors. I'd think a slight height increase would pair nicely with a major tenant announcement at this point.

An 800' plus building. That would be quite prominent. And it would provide a 'middle height' between the Wells Fargo and Chase towers and the other 700 footers downtown.

Naviguessor--I tend to nitpick the verbiage used in articles. I agree with you that it is unlikely an R&D facility would have been located Downtown. My understanding was that the new tower would mainly house corporate employees.- 1,170 replies

"Shelved" is a strong word to use here. "Delayed" seems to more accurately match what the Chevron execs are saying with respect to their tower. The delay could end up being a blessing--particularly if the current CEO leaves and future execs wish to move the HQ from San Ramon to Houston.- 1,170 replies

Geography with respect to air routes may play a role. Dallas, due to being further north, is a naturally better east-west hub than Houston. Atlanta was the first great air hub (Delta pioneered the concept there) and both have been natural convention destinations.

Hopefully the Apache HQ gets built and will be added to this view in a few years. The Whole Foods and Pinkberry will be nice additions to the area.
