  1. For some reason, this rendering looked much more attractive on my smartphone than when I pulled it up on the regular computer monitor. Not the most attractive design.
  2. Those renderings are very attractive. I like the lighting feature up top. Anything to help brighten the view from the ballpark.
  3. I would think residential condos are being considered. My point was that condo ownership of the retail would not necessarily preclude commercial or office use of the tower. AmREIT's proposed ownership structure might make residential condo development a bit more difficult, as Fannie Mae wants the residential unit owners to have sole control over the amenities for the condo project to meet Fannie Mae standards. If this were to be a residential development, these would likely be jumbo (non-Fannie Mae loans), so Fannie Mae guidelines would not have to be as strictly adhered to as in a lower-end development but my experience has been that secondary market investors (who purchase mortgage loans made from originating lenders) get leery when a condo declaration strays too far from the Fannie Mae guidelines. Of course, all this Fannie Mae talk is moot if this will be an office or commercial tower.
  4. A 'condominium' is a creature of law where the individual unit owners each own a share of the limited common elements. The Texas Uniform Condominium Act expressly applies to. 'commercial, industrial, residential, and other types of condominiums.' Residential is most common, but one could have a commercial condominium ownership structure. AmREIT's proposal wouldn't jive with Fannie Mae condo requirements (which are generally the straw that stirs the drink in the residential mortgage lending world) if this were to be a residential tower. However, I suspect these condos would all go for prices above the Fannie Mae maximum loan limits, in which case private bankers might be making these loans to high dollar clients.
  5. Topping the Austonian would be nice. Even if not a 'supertall', it would be a nice counterbalance to the Williams Tower on the Uptown skyline.
  6. On the bright side, at least these ideas must gain some sort of hold from the electorate to be successful and other business interests can more readily challenge them than in the more limited forum of the courts.
  7. Happily, other businesses along Post Oak should have a vested interest in opposing Mr. Scarborough and this PAC. AmREIT, Randall Davis, Hines (still out of the Williams Tower), and others need reliable development opportunities along major corridors in Houston. His mention of the "sunset" is a nice slip as to what's clearly his problem.
  8. Well, I like seeing the proposal for the 50-story highrise just down the street from me. I am less keen on this myopic PAC, which, despite Mr. Scarborough's assertions to the contrary, looks like textbook NIMBYism.
  9. The late July through early September period has few redeeming qualities weather wise (aside: can we be like Europe and take all of August of in colder climate? :-)). I don't mind walking the rest of the year.
  10. Well, if this development spawns a supertall skyscraper, I suppose it could be Mitch Wiggins given that his son Andrew may turn into a superstar.
  11. I thought the original idea in the renovation was to turn the Petroleum Club into lighting (I might be off on that). It looks as if these newer proposals indicate the Petroleum Club floors will be usable space. I prefer the opportunity for some signature lighting elements Downtown.
  12. It's the architectural equivalent of a mid-level exception NBA player. Not terrible, but nothing one is going to remember.
  13. I was told today that this building will be 14 floors on top of a parking garage podium (consistent with previous descriptions). Of additional note, it should feature a significant space for an auditorium on top of the parking garage for larger company events.
  14. Atlanta also has the benefit of the world's busiest airport in terms of passenger traffic being located there. When Delta runs a thousand flights a day out of the city, there are bound to be a few people who will stop and visit for business and pleasure.
  15. I agree. At some point, it would be very nice to see a 1-2 story H-E-B in the base of one of these new residential developments. I'd like to see the City put up some tax incentives to help that along (mainly just because I want to see it sooner). Call it the "Downtown Market" or something along those lines to be branded with the Buffalo and Montrose Markets.
  16. That area is rapidly changing. Also, I like the "Azalea Court" name because it leads to an easy ad featuring Iggy Azalea..."I'm so fancy...."
  17. Tillman Fertitta just might get a Golden Nugget built there with a roller coaster swooping around the property.

  19. This would be an excellent site for a commuter rail transit hub. Assuming that's out, I can only hope for some distinctive residential buildings with ground floor retail.
  20. Urbannizer, is it true this building will have LED's in the crown and on the sides? I thought I remembered reading that somewhere.
  21. I recall Chevron bought another block Downtown last November. Their CEO has been adamant the HQ will stay out in California, but I would like to see more folks employed in Houston. I am hopeful we might get something bigger and taller as a result of the delay to this project.
