  2. Another lawsuit has been filed on this site. Sand v. 2229 San Felipe, LLC, et al, cause no. 2014-40441 in the 165th Judicial District Court of Harris County, Texas. This new suit does not seek an injunction against construction, however. It merely seeks damages relating to lost property value. Copy of the Petition has been attached.Sand v 2229 San Felipe.PDF

  4. The Mighty George Springer is regularly hitting 400' plus bombs. Singleton is still a work in progress. The Sweep of the Rangers was very nice.
  5. Parsons not matched. We sub Ariza for Chandler. Ariza is a better perimeter defender and spot up shooter, so he might fit better in the Rockets' system. We should have an $8.3 million trade exception for Jeremy Lin. We could pair that with Nick Johnson and a couple of other assets (e.g. 2015 NOLA 1st rounder) to see if Boston might bite on a Rajon Rondo trade.
  6. Urbannizer just beat me to the Chronicle article. It looks pretty--like something out of Miami Beach. Look at that rooftop pool!
  7. What is that Mixed Use Development on Pgs. 136-37 of the HOK book in the link above? It looks a lot more conceptual (and thus much further from development), but the book did say that it was to be located in Houston.
  8. The Confidential "Build to Suit" inside the West Loop is the Amegy HQ. I am curious as to what Hines is building just outside of the Loop. Getting back to topic, this project wouldn't take the place of the Richmont Square apartments owned by the Menil, would it? The location looks close to those apartments, and I think the northern bank of the same was demolished for the Menil drawing institute (see below). http://swamplot.com/menil-drawing-new-drawing-institute-onto-back-third-of-richmont-square/2013-11-04/ If the Menil were to commission a new MF complex, I'd be surprised if it were a highrise. The Menils preferred to keep the residential character of the neighborhood. Of course, if this is not related to the Menil, a highrise would not be out of the question.
  9. That would price me out, so I'd hope your neighbors could see the light (so to speak). Townhome development drives up tax valuations for the land, but can bring in plenty of amenities (e.g. more restaurants).
  10. Because this is the first development in the area, cheaper development costs would make sense to minimize risk. I don't think this will command the rents seen in Montrose or closer to the Heights (I'd be surprised to see occupancy at rates north of $2.00 per square foot). I don't think this will be the last of what we'll see on the Near Northside.
  11. What sort of rents ($ per square foot) is this looking to command? I am not aware of other such MF developments in the Near Northside.
  12. It's hard to tell from the record, but it appears that service by certified mail was permitted for Gilbane Building Company in the lawsuit related to this building. Gilbane was only just served on June 30, 2014. I would expect that some movement in the lawsuit would occur soon, if the Plaintiffs want to pursue a temporary injunction (the likelihood of success for such I find much less likely than it might have been a few months ago).
  13. Glad to hear AmREIT said no. I quite like their plans for Uptown Park and am looking forward to seeing what goes up on the San Felipe and Post Oak site.
  14. That would be very, very neat. I am curious as to whether the proposed height restrictions in the medical center are accurate. I have always thought that might be something of an urban myth (similar to the Texas Commerce Bank building being limited to 75 floors by the FAA) and that there just has not been demand by hospitals to build anything taller.
  15. It will have a light up feature on the top. I am glad to see that. The nighttime skyline will continue to improve, albeit incrementally.
  16. I would expect flights solely to and from the Americas out of Hobby's international terminal. Southwest's 737-800's will be the international workhorses for this airport, and their maximum range with decent passenger count and accompanying cargo is northern South America (e.g. Bogota, Quito).
  17. Were you near Logan Circle? I remember a Whole Foods on P street there. I lived in Mt. Vernon Triangle. We had the new Ssfeway just up the block from an old liquor store and sketchy strip club (Louis the Rogue!). The neighborhood nonetheless came along quite nicely.

  20. I moved to Houston in 1989 when I was two years old. It will be the most significant addition to the skyline in my lifetime here.

  22. According to the Harris County Real Property Records, this property was conveyed from Deyaar to a "Palmetto RPO, LP" by Warranty Deed filed for record on June 11, 2014. It appears that Palmetto RPO,LP lists a "Palmetto RPO GP, LLC" as the general partner and gives the address of this general partner as being 109 N. Post Oak Ln, Suite 600, Houston, TX 77024--the same address as the McNair Foundation. Good call on Bob McNair, H-Town Man. Now, if we can just figure out what they might want the land for.
