  1. The folks at Randall Davis now say the sales center should be open in April. They had previously indicated New Years, but it does provide an updated time to watch out for progress.
  2. They can request an exception I suppose. The worst the City can do is say "no." I don't think it would be granted, but given that there are only 45 remaining unit credits, the developer just might argue those would be best spent catalyzing a development very near Downtown in an area without much multifamily. Unfortunately, I am not sure what would have to happen procedurally for an exception to be made.
  3. Pity. Not too surprising, however. Hopefully the artist formerly known as AmREIT can get a bit of progress on the Uptown Park redevelopment.

I would not be surprised if a United was indicated as a "launch customer" of the higher performance variant. I use quotes because, depending on the nature of the PIP, it might not be too difficult to add the upgrades to existing orders and retrofit the 777-300ER.
  6. I agree that an increase on the number of units available for this project should not be increased until dirt starts turning on those projects that have been proposed with the incentive. There is (happily) already movement on a number of projects, but others are taking a more cautious approach--I fear that expanding the incentive too soon will not keep the fire lit under developers to get moving on their projects. I agree, Luminare, that having targeted incentives would lower the transaction costs of certain developments and might permit certain neighborhood needs to be met--such as a grocery store Downtown. Similarly, parts of Midtown could use a shot in the arm (the area around Wheeler comes to mind with a number of surface lots) with respect to retail and incentives could help with that.

  8. Excellent! The article also hinted at townhomes by the Great Southwest Building. This area will be a delight in a few years.
  9. I think that store started as one of the old "Pantry Foods" concepts. I wonder if HEB is planning to upgrade the location (including buying out some of the neighboring stores) to turn it into something more akin to their Buffalo, Montrose, and now, Tanglewood markets.
  10. I am reminded of that old SNL skit "Hey, Remember the 80's" with Jim Breuer as goat boy. I think developers and banks are perfectly fine having high rents and high occupancy rather than risk another episode of "see-through" towers as Houston had in the late 80's. The finance charges of a construction loan cost quite a bit. Even if a building becomes highly profitable eventually, a developer must rightfully exercise caution during that period during which they must pay full interest on their loan but before they have any tenants to pay rents to help them service the loan. I would be thrilled if a tenant would surprise us and commit to this project so that it can rise sooner rather than later. I also concede that, given that the City of Houston might commit to lease out 800 Bell--removing that potential office space from the market, this project might look a little bit better on spec. However, it does not hurt Crescent to wait a little while to see how things shake out. If the City cuts a deal to lease out 800 Bell (and we should have word of that in just a few weeks), Crescent does not risk having this office space flooding the market at the same time as 800 Bell and 609 Main. I cannot say if that would be enough for them to proceed on spec, but it might lower the amount of office space to which a tenant would have to commit for this project to move forward.
  11. It would be a nice surprise to see this move forward, but with all the headwinds in the market, color me skeptical.
  12. It looks like the Rodeo has prepped the site for the annual parking fest.........and it sits sadly vacant.
  13. They are both Starwood. Not sure why the Manhattan variant has "Parker" added in. Maybe we can get a burger joint dive eatery behind a curtain in our Le Meridien as well.
  14. This will do wonders for St. Emanuel. The street might come back to life similar to Washington Ave.
  15. I was thinking paint the concrete white, then change the windows to a singular glass form (I'd prefer a black tint) with a lighting feature along the edge. Enough to spruce the place up without completely jettisoning the original aesthetic.
  16. Wow. This still leaves the possibility for another hotel next to the GRB above the parking garage. Downtown will need additional retail and restaurants to support these (assuming they can be periodically filled).
  17. It will add another light up crown to the Med Center skyline. I am down with that. Edit: I spelled "skyline" as "skylien." This is what happens when a real property lawyer tries to spell.
  18. This is right across from the Oaks at Caroline. Having seen the site first hand, this is not surprising. It seemed too small for condos.
  19. Le Meridien! That will be quite a nice addition to the Downtown area.
  20. Hines may be targeting First Colony residents looking to make a move inside the Loop, among other similarly situated buyers. Anecdotally, I am aware of a couple parties interested in this development who are former First Colony residents who fear crime inside the Loop. It is not a rational fear, but it is there.
  21. I am fine with some of the suburban stores. I would really like another large movie theater inside the Loop. All we have right now is Edwards, plus a couple smaller options that show less mainstream films (e.g. Sundance Cinemas, River Oaks). A large AMC theater with some Cinema Suites screens would be quite nice to serve the influx of new residents inside the Loop. This may be a few years off.
