The helix is indeed a nice touch. Would love a tower with a bit of a helix twist near this campus. Also think there are some neat inspirations to be drawn from the chemical structure of certain amino acids in the design of the buildings. The biotech leader--San Diego--has us outmatched on weather. However, we have a large engineering population in the petrochemical industry and a business friendly climate.- 1,239 replies

On the contrary, it is quite close to Market Square Park and the Theater District in addition to the ballparks. Freeway access is much less friendly than near Sawyer Heights. I think the developer would be well-served to emphasize density and walkability with respect to this development to attract the clientele that would pay a premium for it.- 1,580 replies

Wonder if Hilton would put the "Conrad" brand here. It's near a luxury shopping district, so it would be within the brand's luxury leisure appeal. -

To be fair to Frank Liu (head of Lovett Commercial) and as others have alluded, there was a time before Gerald Hines was big time. I think his first skyscraper was One Shell Plaza, and he had done nothing before that was over 5 stories. This could be Mr. Liu's big break and a chance to show what his vision for Houston is.- 1,580 replies

Hmmm...."artist and boutique office space." I like the notion of having 2,500 people live on the site, but think the space could be far better utilized with a demolition of that building. I will wait for their proposal.- 1,580 replies

With the residential and hotel development, there are fewer parcels to go around Downtown. This location could be linked to the tunnel system. Hines could (and would be well advised to) delay development until they secure a major tenant for 609 Main. A $55 million initial investment warrants something substantial in order to get a good ROI. Edit: I should clarify that, although I would be happy to see it happen, I do not think this location will likely get a 70-story building. However, increasing scarcity of lots Downtown well warrants waiting a bit to build something larger than what has been proposed for 6HC. -
Excellent question. Separately, that first rendering makes the office tower look very tall. Would be quite an edifice.

Well, for one, Hines is getting an extra half-block of land with a usable parking garage. That's easy revenue for holding the thing. Secondly, far more Downtown blocks have been or are actively being constructed upon. There just aren't as many parcels such as this to go around any more. -
The Downtown building is the ops center. It's where they keep the notes evidencing the assorted bank loans.

How about a 50 story tower as the proposed hotel in the Westcreek redevelopment? It would balance out the Uptown skyline with a northern anchor. -
I don't follow. We could use more restaurants in this part of the Museum District.
