  1. There are four townhomes where the foundation has just been poured that will go up along the north side of this. Their view to the south will be....the parking garage of this building. The short answer to your question is that I do not think a tower will go up on the north side of this building in the near future given that other developers are transforming the lots into townhomes.

  3. Improving access to the bayou would be a big plus. I do not understand the phrase "market grocer." Does this refer to a mainline grocer such as HEB, Kroger, or Randall's? Or is there another type that Lovett is looking at?
  4. Well, how about that? Some off-hand information regarding construction of a tall tower has some veracity.
  5. It would appear the replat is designed to eliminate the lot distinctions and convert the whole property into one big unrestricted reserve. I am not sure about any prior restrictions on the individual lots, but this replat could just end up being much ado about nothing--I would think it would be easier to convey one big unrestricted, undeveloped parcel than a number of small lots.
  6. Linbeck Group, L.P. is the Grantor under the modification referenced in the plat and also appears to be the Grantor under the original Deed of Trust. The same Linbeck employee signed on behalf of the Theater Square, L.P., so it would appear the development of this parcel is Linbeck-run show.
  7. "Theater Square" sounds like it would make for a nice condo development name. Given how hot that market has been of late, I wonder if a developer would make a go of a condo development in this part of Downtown. I think presales for the Marlowe have been slower than in other parts of the city, but a developer looking at a longer timeline for presales could take advantage of the remaining Downtown Living Initiative incentives for this project.
  8. It looks quite nice on the commute home. Looking forward to the Chelsea going up across the street.
  9. The Lyric Centre has announced that a parking garage will be constructed on the surface lot to the north of the building. Details are being finalized, but they expect ground-breaking to begin in the first quarter of 2016. The ground floor of the garage will feature retail space. This is in addition to other updates to the building to make it more competitive in the leasing market. I will follow-up when I have additional information.

Her statement implies that she does not wish to bind the "next administration" to this redevelopment, suggesting that she wishes redevelopment of the municipal courts complex to become an issue to be addressed by candidates prior to the next election. This idea may not thus be completely dead, but we will have to see what the candidates say as the election approaches.
  11. Typically, HCAD assesses new builds at the purchase price for tax purposes. Condo association (HOA) fees are a big driver of monthly expenses for developments with nice amenities--the 24-hour concierge, fitness center, and swimming pool(s) have got to be paid for.

  14. Oscar Munoz appears to be a true outsider. As much as I'd love to see Gordo back, at least Munoz will not be beholden to either the pre-merger UA or CO groups. With lower fuel prices and stability in the industry, UA needs to focus on an upgraded product to compete (particularly for disgruntled high-yield frequent fliers). UA has a hub network that should be industry leading. Time to act like it.
  15. Curiously, if this comes to pass, Starwood's major brands (Westin, Sheraton, Le Meridien) would all be in redeveloped buildings.
  16. I saw a notice of variance request posted at 4600 Main Street. It is a proposed mixed use project seeking a variance to avoid the requirement of a loading berth. Is anyone familiar with this?
  17. Pretty solid. It's not at Killens level, but it is definitely worth a try. I had my customary brisket and link. Haven't tried the ribs.
