Somerset Green: Residential Community At 3709 Somerset Green Dr.
houstontexasjack replied to Fortune's topic in Going Up!
Hines may be targeting First Colony residents looking to make a move inside the Loop, among other similarly situated buyers. Anecdotally, I am aware of a couple parties interested in this development who are former First Colony residents who fear crime inside the Loop. It is not a rational fear, but it is there.- 102 replies

I am fine with some of the suburban stores. I would really like another large movie theater inside the Loop. All we have right now is Edwards, plus a couple smaller options that show less mainstream films (e.g. Sundance Cinemas, River Oaks). A large AMC theater with some Cinema Suites screens would be quite nice to serve the influx of new residents inside the Loop. This may be a few years off.

Residential High-Rise On San Felipe St.
houstontexasjack replied to Urbannizer's topic in Uptown and Galleria Area
http://www.bizjournals.com/houston/news/2015/01/30/plans-underway-for-luxury-multifamily-project-in.html I suspect the Transwestern development is for this site. The acreage and location appear to match up.- 76 replies

Former Exxon Building Conversion To Residential At 800 Bell St.
houstontexasjack replied to TheNiche's topic in Downtown
The Chronicle article indicated that leasing the entire tower would be about $35 million per year. It would provide 10% more square footage than the city's existing buildings. Given that the city is seeking more space, and the renovation was supposed to increase the square footage of this tower, I would not be completely astonished if the renovation were to move forward. The city has 18 acres with the existing complex. That land could be moved in due time.- 690 replies

Residential High-Rise On San Felipe St.

Looks interesting. I think it stands a chance if it is for condos, but do not think additional highrise rentals are very likely given the current uncertainty.- 76 replies

UA must be getting rock-bottom prices on these 777-300ERs. I do think it will look quite nice in UA's colors. I am hopeful this portends a 777-9X order in UA's future---with the A350-1000's used to upgauge some of the 777-200ER's. I fail to see how this order has anything to do with the merger, however. It looks like an airline (UA) is strategically cutting a deal with a manufacturer that wants to keep a line open as long as possible. I think the UA-CO merger was poorly executed, but that the airline is beginning to emerge from that.

It looks closer to 30 floors, judging by its appearance relative to the Burns & McDonnell Plaza (1700 W. Loop South), which only has 15. This would be consistent with a 24-story tower with 5-story crown.

Nice to hear there still may be some movement on this project...although there is a lot of planned hotel in Uptown right now. Landry's is laying the utilities needed to support theirs. Of course, there is also the long-rumored W in Uptown Park.- 647 replies

Well, at least there will be no doubt that this design emerged from the building boom of the first half of the 2010's. Losing the original design is a bit said (it would have looked very neat), but at least the project is still moving forward. Some of these elements may hopefully get utilized in the crest of the next cycle.

I think it has been mentioned before, but it would be very neat to have that Target converted into a more urban-style store with residential up top. I think there is still plenty of space to develop (e.g. Westcreek, among others), but in a number of years a more urban store would make sense instead of having such a large parking lot.

Amegy was not happy with their current lease with Shorenstein. Additionally, Amegy has grown quite a bit since having taken residence in their current location (back when they were Southwest Bank of Texas) and wanted certain capabilities with their new building, such as the ability to bring all employees of certain groups into one location for training purposes. From what I understand, having their logo visible from the West Loop was important to them, and so the new headquarters is being constructed nearby the old.

http://www.chron.com/business/article/United-Airlines-plans-to-offer-flight-between-6018643.php This is subject to government approvals, and I think a new bilateral with Cuba will need to be reached. Nonetheless, it is nice to hear UA express interest in flying IAH-HAV once they are able.

At least it does not appear to be leading to any fatalities. Some of these buildings are rendered to turn folks into lemmings who do dangerous things.

I spoke to who appeared to be a foreman and workers on site. This work is indeed related to utilities necessary for the 3-story hotel. Of course, just because utilities are being installed does not necessarily follow that excavation for construction on the main tower will immediately follow thereafter. However, it is nice to see this site move forward in some fashion.
