  1. This country peaked oil consumption a couple years ago but is growing domestic reserves significantly. I think waiting for higher prices isn't the starter you're looking for. But I do think Houston will eventually add commuter rail to the suburbs. I would favor that and favor transit that makes sense. I'm also probably in your generation. I DO NOT favor socialist style mandates requiring some all knowing government to decide where families and individuals should live. You really sound like you have a complex over this. You mentioned earlier you grew up in a suburb. It's like you can't get "urban" enough, whatever that means.
  2. My brother and sister in law live in OR. It's beautiful but he's been without a job for years and effectively has given up looking. They are now a one income family, probably permanently. He is the parson that is artificially propping up our dismal wmployment figures. Not knocking you and your ideas, but there are positives and negatives to both schools of thought. They have some more vibrant street scenes and we have a more vibrant economic opportunities.

  5. It's a high end building. The owners don't want street interaction, they want privacy and exclusivity. And as pointed out above, they aren't looking for a bold building design.
  6. I'm making a prediction. But like most of my predictions about markets, I am correct on the projection, but usually way off on the timing. No market is completely free or 100% efficient. This is why I work really hard for somebody else. Historic numbers of new apartment units hitting the Houston market right about the time interest rates start rising from their historic lows has to eventually move the rental & housing markets I would guess.
  7. Don't worry. When all 27,000 apartment units hit the market those rents are going to come down, way down.
  8. If you live in a townhome in Rice Military, that's a pretty common thing. I used to own one, but unfortunately I never got anything new out of a developer.

  13. I would guess mfastx is probably correct. I can't imagine metro planning on a private developer on how they set up stops. It would be foolish as they literally have no control over that. The intermodal terminal makes sense though.

  17. We fall behind in global economic impact because of a lack of rail line? That doesn't make any sense whatsoever. Our port is infinitely more important to global impact than a rail line. And I'm a libertarian in favor of rail. At least people will pay for that mode of transport.

  22. I'm not sure about Baylor or UH, but I'm pretty sure the name of the stadium at A&M will remain Kyle Field. They are moving to a PSL format like Texas did, and demand seems to be there to not need a big corporate sponsorship to pay for renovation. I won't veer too far off topic, but as far as historic rivals - Arkansas and LSU are historic rivals for A&M and the Big 12 is anything but an historic conference, whereas the SEC is as historic as it comes. I'm clearly an Aggie, so that's what drives that opinion.

    No one was more brand loyal to Continental than me, but I refuse to fly United unless absolutely necessary. Like Asurbt mentioned, SWA is investing in Houston while united is contracting in Houston.
  24. You don't really know who developers cater to do you? Those A-Holes support the development you probably want more of in Midtown, and without them would be a complete wasteland. That doesn't mean that those two demographics can't co-exist, but you should realize that without the people you seem despise, midtown would be nothing more than skid row with vacant lots and homeless.
  25. This is insane. I imagine redevelopment of some of the ghetto apartment buildings along briar forest might be a safe investment these days. Not everyone working for Conoco or technip has a family in Katy
