  1. This may not be the appropriate forum for an economics lesson, but can somebody explain why the marginal costs of each additional floor increases exponentially? In my business (midstream energy) we build plants. The cost to mobilize on site almost always justifies building bigger. Sorry if this is too far off topic.
  2. I drove by the old hotel today during my lunch hour because I'm curious to know what's going on. There have been workers on site for the past several months. I walked around inside to see if I could spot a sales officer, but nobody was there. It looked like they were in the process of picking out molding for the interior. There were several pieces lined up around the walls. This one kind of intrigues me.
  3. Appeared to be more activity on the site yesterday. It looked like the big offroad vehicles were drilling holes on the back side of the property for soil samples.
  4. I did notice a billboard on the site of the Hight Street Project yesterday, as well as some very large offroad looking vehicles. This was the first time for me to notice a board displaying the project. Sorry if this is old news.
  5. Didn't some investor do some deal with Metro in this area with a parcel of land? Some kind of sale and lease back with an option for Metro to buy if nothing is developed during the term? I seem to remember some sort of crazy deal like that in the area. I think the area was dealt a serious blow when a drug and alcohol rehab center went into the old Days Inn.
  6. It seems that the Hispanic culture has a strong sense of family. Sadly, for whites and blacks, we tend to cast out our family members as soon as they become a burden. The homeless would not be aggressive if it didn't pay off. Any person caught giving a homeless person money should be fined heftily. I never give out money to the homeless. It's not hard to see that a large percentage of them need alcohol and drug rehabilitation. A good idea that I got from a church organization is to keep bags of non-perishable food items (pretzels, etc.) in your car to hand out. It's hard to spend food on drugs and alcohol.
  7. There's a little corner store across the street that attracts a certain kind of "undesirable crowd". There's always a lot of panhandling going on that block. Although the people in the picture posted look like honest people waiting for a bus. I wonder how this building will impact the neighboring buildings.
  8. I grew up in Beaumont. If I recall correctly, Dillard's didn't exactly want two stores at Parkdale, but they bought somebody out and assumed the lease. I always thought it was odd to have a men's Dillards and a women's Dillards in one mall.
  9. It just looks like Meyerland Plaza II to me. It could be worse, but it could be much better also, given its location.
  10. I figured I would create a new topic. Does anybody know the history of the Wedge Tower? Clearly there was a garage attached at one time. When did it come down? For what reason? Also, I've been told that the owner (builder) of the Wedge filed bankruptcy in the 80s with the real estate collapse, and made an apartment on the top floor where the restaurant now is. He tried to keep the building by claiming it as his homestead. He eventually lost that battle.
  11. I'm hoping it's that one too. I pass this eyesore everyday on my way to work. Nice pool view. Does anybody know if the Wedge Group ever plans to add a garage to the half-block across the street. I've always wondered how they compete without any parking options.
  12. I think that's right. Right next to 1201 Louisiana. I didn't know there was that much space there for that kind of project. Maybe they'll take a surface lot nearby also.

  14. What kind of success does anybody think this store will have? I've never been one to spend a lot of money on shoes, other than dress shoes. I honestly don't know how many people are willing to buy expensive running shoes, ets.

  16. At the time it was cancelled, they blamed Enron and the subsequent collapse of the downtown market. Sounds a little bit of a cop out as we've seen other downtown projects since then. Somebody else with more inside knowledge might help out.
  17. Good addition. I don't personally skate, but it's good to see Houston reach out to non-traditional sports and recreation. I have always thought it would be really cool if "they" could bring in some natural Central Texas boulders to create a real rock climbing experience on Buffalo Bayou. I love going to Austin and rock climbing on the Zilker Park trails and at Enchanted Rock. I'm not even sure it's feasible, but it's ok to dream.
  18. I wouldn't count on anything significant as far as styling goes. Maybe I'm too cynical, but none of the bridges currently over Brays would suggest anything different. I guess the "Reforestation" on MacGregor is all for nothing? What is the timing on moving the lanes away from the golf course? On another note. I live in the area, and Hermann Park Golf Course seems to be falling into a pretty pathetic state. In my opinion, the city should sell it off to somebody that will actually invest money in the maintenance of a public course, and concentrate their efforts on Memorial Park, like they seem to do now anyway.
  19. It does look like they may start doing some work on the parking garage too. The lane closest to the garage on Dallas was blocked off this morning.
  20. I agree with you, mostly. I still haven't seen our redlight cameras coordinated downtown. That's for another thread.
  21. My company is currenlty renegotiating our office rent downtown in the Allen Center (97% leased). Our broker at Cushman Wakefield made a comment that there are rumors in the real estate community of three new office buildings downtown.
