  1. I need to hang out with you
  2. For what it's worth it looked like they had fencing on site today on my commute home
  3. I really have to wonder when the post office property gets a look. In typical US government fashion they will probably watch the most robust real estate market pass them by and not capitalize.
  4. There's also vacant retail in one park place. I like GFR too, but only if it makes sense. A ton of empty store fronts would be way worse
  5. That has no impact on their financials. Only some poor franchisee who owns the store
  6. "We" don't live in a communist country. We respect and protect individual property rights which is why we live in the most prosperous country in human history
  7. They are probably vacant for a long time for a reason (the owners want too much damn money for a developer to buy it). I don't think it's that developers prefer to tear down buildings.
  8. Saw what looked like soils samples being drilled on the site of the fire museum at lunch today.
  9. Why would you deduce that? Advertising means you sales aren't panning out? I'm pretty sure they were going to run an ad campaign no matter what.
  10. It was a guess based on a rendering someone saw. I was told it looked significantly higher than the other two. And I have not personally seen a rendering.
  11. I heard from a CVX employee today that an internal memo showed having the same speed stick design but "significantly" taller than the other two towers. He guessed in the 60 story range
  12. It's a high end building. The owners don't want street interaction, they want privacy and exclusivity. And as pointed out above, they aren't looking for a bold building design.
  13. I'm making a prediction. But like most of my predictions about markets, I am correct on the projection, but usually way off on the timing. No market is completely free or 100% efficient. This is why I work really hard for somebody else. Historic numbers of new apartment units hitting the Houston market right about the time interest rates start rising from their historic lows has to eventually move the rental & housing markets I would guess.
  14. Don't worry. When all 27,000 apartment units hit the market those rents are going to come down, way down.
  15. If you live in a townhome in Rice Military, that's a pretty common thing. I used to own one, but unfortunately I never got anything new out of a developer.
  16. I would guess mfastx is probably correct. I can't imagine metro planning on a private developer on how they set up stops. It would be foolish as they literally have no control over that. The intermodal terminal makes sense though.
  17. Metro and wasting money kind of go together. I wouldn't use how metro spends money as your barometer for a projects viability
  18. That would be good. Does that include the garage? That could use some updating as well.
  19. Please be funding request tied to residential
  20. Clearing out the Savoy big time today. I hope it's not just a tear down
  21. The reasons are almost always money. I'm sure funding is an issue.
  22. We have very few affordable golf courses in town as it is. How about a better course

    Southwest Airlines

No one was more brand loyal to Continental than me, but I refuse to fly United unless absolutely necessary. Like Asurbt mentioned, SWA is investing in Houston while united is contracting in Houston.
  24. So true - real journalism is dead. I don't think CNN knows yet what happened in Boston.
