Wonder if they're ever going to get that tower built. This lot is kind of the odd one out in the area now, especially since you have a bunch of high end residential and office towers directly next to it.

Once they throw it up the area will feel more complete.

The very ugly Chronicle garage was knocked down and nearby a less hideous but still ugly garage took its place. Improvement of sorts. Just hope you all are correct and a building is placed there and the garage appearance is ameliorated somehow. It will then look more complete and more pleasing.

Maybe it's a roof top theatre? Can't imagine a 3k sq ft theatre unless that area was only for amenities.

There's a ground-floor retail space available on the Travis side of the parking garage. This is likely a small theater for comedy shows and improv.

The retail space across the street from Frank's Pizza, next to The Lucky Italian coffee shop is being built out.

The paperwork in the window says it's for a theater called Emerald Theatre.

There's quite a few posts in this thread that can merged with this one.

@phillip_white is right. This is part of One Market Square at 800 Preston St, @editor. There are close to 15 posts about the ground floor unit at 412 Travis in the topic about One Market Square. It will become home to Emerald Theatre from Brass Jar Productions in New York City.

Maybe mods will consider merging this with the ongoing topic about One Market Square.

Here are the posts, Editor, though it would have been helpful if some of the posters typed out the address and theater in addition to the screenshots with the information. Typing out important details like that makes it easy to find in the search.

That's pretty cool.  A small theater would be a great addition to the area.

Very interesting.  Brass Jar Productions is a New York production company that produces standing productions in New York and Chicago of "Drunk Shakespeare" and other shows.  Are they expanding to Houston?

Drunk Shakespeare opened this week at the Emerald Theatre. The theater is located at 412 Travis St in One Market Square.

There were casting calls for the Houston production of Drunk Shakespeare last fall. The listing noted the following about the Emerald Theatre:

"The company (Brass Jar Productions) operates in the heart of Downtown Houston in a new performance venue, “The Emerald Theatre,” featuring a hidden library speakeasy installation."

"Rehearsals will begin in early December and incoming cast members will begin performances in mid-January."

A post pertaining to 414 Travis St, located on the ground level of One Market Square. One Market Square is located at 800 Preston St.

The below post is from the the general topic about restaurants and bars in downtown Houston. The post itself is about The Lucky Italian, a coffee shop and cafe located at 414 Travis St.

I stopped into the new coffee shop/bar on Travis Street, across from Frank's Pizza today.  It's called The Lucky Italian, and is owned by the same people who own The Italian Job across the street.

Very good coffee, but this location is leaning heavily on the bar/nosh scene for revenue.   Still, I'm happy to have another place to buy beans downtown.  There's a couple of pastry cases, but the offerings are meager, which is fine since the guy behind the bar (I think he's the owner) says they only opened yesterday.

He says it opens at 6am Monday through Friday, and 7am Saturday and Sunday.  I thanked him for being open on weekends, because I won't patronize a restaurant that only exists to feed the commuters, and has no interest in contributing to the community.† (*cough* Finn Hall *cough*)

It's a much larger space than the old one, and a dining room goes through from Travis Street to Prairie Street.  He says they're going to do lunch and sammitches and small plates for dinner.  There's also a smattering of outdoor seating for the world's last smokers.

On a side note, I noticed that Day Six is now flogging the fact that it's open at 6am.  I guess that's a change?  I don't know.  It's also promoting catering, which is not a bad idea now that there are almost 12,000 more office workers downtown than there were last year.

†: One exception: Chick-fil-a, because I dig that it gives all of its employees a day of rest.

There are leasing materials pertaining to 414 Travis St. The space is one of the ground level units at One Market Square, which is located at 800 Preston St.

According to the leasing materials, a 2,175-square-foot  space is available for lease. It's a second generation restaurant space. One of the previous tenants to lease the space was The Lucky Italian, a local coffee shop and cafe.

About the 414 Travis St space:

  • This unique 2,175-square-foot street-level restaurant space is situated at the intersection of Travis and Prairie Street, immediately adjacent to the downtown tunnel system’s elevator lobby entrance. This suite conveniently benefits from consistent employee foot traffic during the weekdays and the bustling activity in the evenings and weekends coming from the Theater District, Historic District, and the bi-weekly events held at Market Square Park.

The suite’s strategic positioning attracts traffic and visitors from nearby office towers, high-rise apartments, performing arts venues, hotels, restaurants, and food halls, all within a few blocks. Given this prime location and positioning, a potential food and beverage operator can leverage various mealtimes throughout the day; breakfast, lunch, after-work dining, and late-evening offerings.

The Emerald Theatre (412 Travis St) is a speakeasy cocktail bar located next to the subject suite in Downtown Houston. It operates a fully-stocked bar and boasts a 130-seat intimate auditorium. The intimate theatre hosts arts and culture events including the Houston iteration of the hit off-Broadway drunken comedy Drunk Shakespeare.

Additional details about the space included in the listing:

  • Front patio opportunity
  • On-site garage parking available (900 spaces)

It appears the 414 Travis St space is leased. There are recent occupancy permits pertaining to 414 Travis St.

The permits are issued to Cooking Girl, a local Sichuan restaurant with several locations in the Houston area. Cooking Girl takes over the space formerly occupied by The Lucky Italian.

In this week's real estate transactions column, Houston Chronicle reports Cooking Girl is leasing a unit at One Market Square (800 Preston St).

As mentioned before, the Sichuan restaurant is expanding to 414 Travis St. It is occupying the unit previously home to The Lucky Italian.

The blurb about Cooking Girl:

Cooking Girl, a Sichuan-inspired restaurant, signed a lease at 414 Travis adjacent to Market Square Park in downtown Houston, for its fourth Houston location. Kimberly Lenardson and Adriana Shaw of Colliers represented the landlord, One Market Square.
