Urbannizer
http://www.houstonchronicle.com/business/columnists/sarnoff/article/Unique-retail-concept-could-land-near-downtown-6660696.php#photo-8785238 A local commercial real estate company is considering building an urban shopping center just west of downtown that would help pioneer a relatively new development concept in Houston: "stacked retail." The project, to be built on more than 20 acres just south of Interstate 10 between Sawyer and Studemont, could house one big-box retailer on top of another. The idea of stacking stores is rare in Houston where land is plentiful and sprawling. Suburban-style develop-ment often takes precedence, even sometimes in the inner city. Egan said the firm has been showing the property and talking with different tenants. In addition to the big boxes, there would also be smaller shop and restaurant space. The project, he said, could break ground in the second half of next year.
astros148
If they can do this concept there, why in the world couldnt this work in downtown? Say in Main and bell on those surface lots?
BigFootsSocks
More expensive to buy a fixed area of land than it is to buy 21 acres for a total buildout, if you're wondering specifically for these guys. I don't think anyone says it wouldn't work.
astros148
If they had a solid proposal I'm sure they could get all sorts of tax incentives bcz Parker wants retail in dt so bad. All it takes is true vision and a different approach and mindset

Triton
Since this is such a large tract of land, I must admit, I am actually surprised they are thinking of doing a double stack. But it works with the Costco and La Fitness at Richmond/Westlayan so I don't see why it can't work here. Triton
That's huge! That's what I've been saying. This site is so massive it's impressive they are even considering a two story retail development. I think people need to still keep expectations for this site low though even with a double decker retail complex.... this will still be Katyville-like. citykid09
I was hoping thst this development would be similar to the Atlantic Station development in Atlanta.

skooljunkie
If the developer wants/needs more to go on this 21-acre site than just a few mid- to large big box stores, stacking in some form seems logical especially if there is a multifamily or other component planned. Just to compare--property acreage of nearby large retail:Targets - 9.2, 13.5, 9.3 acres; Wal-Marts - 15.9, 16.0 acres; Home Depots - 10.5, 9.6; Lowes - 12.7, 12.5; Academy - 5.1Kohls - 4.2Costco/LA Fitness stack - 13.6REI/Academy/Michaels/Petco/DSW mix at Voss/Westheimer - 18.2Sam's Club - 15.8, 14.0

arisegundo
http://www.landandfarm.com/property/Oliver_Street_Property-1583824/ This 2.75 acre site sits between Tarkett and Target, and is catty corner from the missing segment of Summer that would connect the two areas. A connector road between the south side of Target and the north side of Kroger would go through this plot. It'd be a great spot for residential. Urbannizer
The urbanization of retail will continue to gain momentum in Houston in the form of mixed-use projects, according to Streetwise Retail Advisors managing partner Ed Page. That’ll mean a lot of residential over retail projects. In addition, two vertical power centers—a concept that has never been done in this market—are in pre-development in Midtown and the Washington Avenue/Heights area.Read more at: https://www.bisnow.com/houston/news/commercial-real-estate/from-co-working-to-huge-midtown-pricing-8-experts-2016-predictions-54187?rt=3891?utm_source=CopyShare&utm_medium=Browser

arisegundo
https://www.flickr.com/photos/beyonddc/5073722055 We can dream. But the expanse of the Tarkett plot seems incongruous with such a multi-level center, which was plopped onto 5.5 acres in a very dense part of DC (and right next to a subway station). You could fit four of those into Tarkett if you forgo the typical Houston salt flat of parking.

On the first level is Modell's, Marshalls, and Payless. On the second floor is Target, Best Buy, and Bed Bath and Beyond. On the third level is a Washington Sport's Club. Right across the street are apartments to the left and across the street and there is more retail on the first floor of both apartment buildings. There's many more retail stores in this area right under the the Target like a Ihop, Chick-Fil-A, etc. It's an extremely popular area of DC and it is always packed. Just a mere 3 minute walk is a little square in front of another apartment with retail on the bottom. Across the street from the apartment is Giant grocery store.
