Developing without a commitment from a tenant is "very, very risky," said Paul Frazier, vice president of Brookfield Properties, which is also pondering a new building downtown. The company has a 2.5-acre site near Allen Center where it could build a tower as big as 1.3 million square feet, Frazier said. A third tower has also been talked about. Skanska USA Commercial Development, a unit of Swedish construction giant Skanska, recently bought downtown's Houston Club Building at 811 Rusk and has said the company may redevelop the site. The Houston Club, which leases its facility there, is looking at space in other downtown buildings.
  3. ya i also thought it was going to be mixed use but i'm with you, i dig the infill, apartment complexes are being thrown up all over the inner loop. hopefully all the residential density will spur some well planned walkable retail developments (such as parking lot to the side or at the back of the establishment)

This is an exciting day for owners Jose and Gloria Fuentes because Houston is where they originally met after fleeing El Salvador during its civil war in the late 70’s. They are currently in talks with Bruce Molzan one of the current owners of the historic Ruggles Grill which is located on the 900 block of Westheimer. If all goes as planned Jose and Gloria will demolish the 40 year old 26,000 sq. ft. Ruggles Grill to build a new 7,500 sq. ft. restaurant. This location is to be the first of 4 locations that will be opening in the greater Houston area. They also plan on opening additional locations in Sugar Land, The Woodlands, and West University. “Houston is a huge international market, and the competition is going to be very tough, but we will succeed there,” said Fuentes. Gloria’s just recently celebrated its 25th anniversary and has 12 locations in the DFW area and one in Austin."

San Antonio-based Lake|Flato and Studio Red Architects of Houston will design the building, which is expected to have 85,000 square feet of exhibit and performance space, along with rehearsal, worship, classroom and office space. The arts group purchased the property — currently a parking lot at 3400 Main St. — in July for $2.5 million, but has not announced a timetable for development. In June, the collaborative said it had to raise $22 million to build the project. At that time, Houston City Council approved a $6 million tax reimbursement deal for the property. The city also sold the group the land. The effort to build the project started in 2004 by arts organizations such as Diverse Works, Main Street Theater and Suchu Dance that were tired of renting. Its founders envision it providing an affordable home for arts and cultural organizations."

  11. west side seems to be getting tons of infill in midtown right now... - Camden City Centre Phase II - 3 Buildings - underconstruction - Post Midtown Phase III - two lots seperated by a street underconstruction - Post Midtown Phase IV - construction scheduled to start in summer 2012 - City Place - Phase II - construction fence up - Carnegie Vanguard HS - Taft and Grey - underconstruction I know there are more in the pipeline but these are already underconstruction or are close to starting

  15. Post Midtown Phase IV will begin Summer of 2012. It will include apartments and parking according to the contact on the varience request. Seems quite small for all that on that small triangular piece of land...

  21. http://blog.chron.co...-near-galleria/ New office tower to rise near Galleria Rendering of a 20-story tower to go up in Galleria area (Skanska) Skanska USA Commercial Development said today it will start construction “immediately” on a new office building in the Galleria area. The 20-story tower, which has been in the planning stages for almost two years, at least, will go up on 2.3 acres at the site of the old Tony’s Ballroom near the Water Wall. The company said the 302,000-square-foot project would be “self-financed.” It did not say it had a tenant in hand for the space. “We have the highest confidence in the future of Houston’s economy. Uptown Houston is one of the largest business districts in the United States and headquarters to top corporations around the world,” Michael Mair, executive vice president and regional manager of Skanska USA Commercial Development in Houston said in a news release. Architecture firm Kirksey designed the building, which the developer said has been pre-certified as LEED Platinum. The building will include such features as high efficient glass façade, energy recovery wheel and occupancy monitoring systems that focuses on maximizing energy efficiency and operational savings. In addition the building will have a sophisticated lighting control system for the office and garage areas as well as water savings with a rainwater collection system used for landscape irrigation. The building will contain 12 stories of offices atop an 8-story garage. The address will be 3009 Post Oak Blvd.
