  1. Can anyone who has a background in construction, engineering, or building, explain something to me? Why has the excavation not included that street level section where they are parking equipment? Is that area to remain un-excavated or is it is sequencing issue?
  2. Any word on move ins? I thought that the original target was June 1. Revised target? Or , are folks already moving in?

I am saying that if you dig a hole and build a 7 story garage in it and then put a 40 story building on top of it, the height of the "building" does not count the garage but, if you build the exact same garage above grade and build a building on top of it, the height of the garage does count. It's the same garage and the same building in either event. ...... the amount of "vertical construction" is also the same..... 47 "floors" in either event. But one "building" would be taller than the other. Apparently, it's customary to simply ignore one garage and count the other.More odd, I could build a building with 30 floors of residences and that sits on a 5 story above grade parking garage which also has 3 stories of the same garage below grade (one continous garage, above and below grade). Apparently, this would be measured only from grade ignoring the below grade portion of a garage that is only partially above grade. I would be really curious to know what happens when a building is built into a hillside such that the garage is below grad on 3 sides and above grade on the 4th. Is the garage counted in the "height" calculation then? If the idea is to measure the total height of a building, I find it silly that structures with floors and floors and floors of below grade construction of a parking garage (put there often for aesthetic reasons and often at higher cost than building just "up from grade") are not counted in the height of a building. But, I am not trained or schooled at all in the industry norms that comprise the way architects and engineers measure who has the biggest "edifice" worldwide.
  4. It's interesting...... They are 40 story buildings on top of, I think (correct me if I am wrong), an underground parking garage. They don't qualify. OPP is a 37 story building which INCLUDES a 7 story parking garage. So..... Above ground parking structures count but below ground parking structures don't? Silly.

  6. Yes, thank you. I looked at the website. Of course it could also be that the project has been cancelled and Starwood has not gotten around to updating their website. I guess we will find out, one way or the other, in the next several months. I am most curious about the other post above that indicates that the project is moving forward nicely. That statement implies to me that the poster knows something about this project that a casual observer like myself does not know. Hopefully, the author will be back to clarify/amplify his post in light of the conflicting information on the two websites.

For the two folks above who indicated that this project is moving ahead can you share the information that makes you certain that the project is moving forward?

  10. Yep, sure is a valid reason.Officer: "great! What time is your brother arriving?" Street Urchin: "he is coming in about an hour" Officer: "terrific! have fun with your family! I'll be back in an hour to double check if your still here. Sure hope that I don't have to write you a citation for loitering." Simple. The real truth as that the vast majority of the Urchins would not make up your "brother" story. It's easier to just move on.....and, IMO, they would. Others would fill the spaces. And the police presence would need to be ongoing and continuous. Those who are waiting for their brother will feel nice and safe. Those who are not waiting for their brother will ultimately leave as it is simply easier to find a quieter hovel.
  11. True.The problem is the density of the Transients. The best thing that the police can do is to "get them to move on"...... If they are moving somewhere, they by definition, aren't loitering. Having a stern policy of "moving on" will quickly get those who are sane to "move on" to another city where the public and police tolerate their desires to drain society of its kindness.

  13. It will be nice when this hotel opens. All those sane out-of-towners will dilute the percentages of the: 1) truly crazy, 2) mostly crazy, 3) crazy only some times, and 4) general miscreants that populate Main Street. It will be fun to watch Sally and Sam - quilting Convention attendees from Nebraska-- navigate Main Street.
  14. Lacks sex appeal. "Mixed use, mass transit friendly, green build, sustainable, walkable, with bike racks, with ground floor retail". Soooooo much sexier! Now, add some grass on the top of some escalators like the folks over at GreenStreet and really cook some bacon! (Translation: "a standard building on top of a parking deck with a Deli to buy lunch and a bar to nosh at after work..... "....... )
  15. Yes! 2.212378' higher up than Midtown. Makes all the difference. You can see for miles from Midtown Heights. MH makes regular Midtown look sooooo very flat and low, actually.
  16. OPP has an occupancy rate reportedly in the low 90% range. I suggest that he look there "early" in his process. If outside of downtown would work for him, try Windsor highrise on Studemont and memorial. The views facing downtown are shockingly lovely. He could also rent a condo at the royalton. Similar views.

  18. That is one odd article.It speaks to how the EB5 program helps to finance condos then goes on to describe how it will help finance this "Luxury apartment" building. Hard to tell actually. I need to do some research on EB5. First I have heard of this.

  21. Behind the bars on the south side of the park (near old historic home and next to the locamotive there was a union hall. It's a pile of rubble now. Anybody know why? Edit: Address is something like: 639–799 Chenevert St
  22. Does anyone know what that means? Is that a "awful", "bad", " average", "good", or "excellent" number? To me that seems a bit low for a "high demand" property. But I have zero experience in these matters.

  24. Holy cow! That's a lot. You may be correct but, yikes! If you are correct, it will take a long time to ever have a "vibrant" retail scene.
