Marriott Marquis: GRB Convention Center Hotel At 1777 Walker St.
UtterlyUrban replied to Subdude's topic in Downtown
Tell me about this as this is news to me. What was the original vision for this massive Houston Center development? I am aware of the bubble bursting by '83 so, no need to describe that. But, please educate me on the vision that you elude to here.- 2,096 replies

There are 3 office trailers (construction trailers) Parked on the Hess site across the street from this project tonight. I do think that the Hess residential tower and this hotel project will have construction schedules coordinated ........- 2,096 replies

It was prior to 1982 as the Four Seasons is not there. Assuming a 2 year construction period (pure guess), it would be prior to 1980 but after 1978 as a previous poster indicated. Since there is no First City tower (I think if it was there it should be seen from this angle), that means that since it opened in 1981, and construction likely started a couple years earlier, we are looking at 1978 or 1979....Thanks for this! Wonderful! No Discovery Green. No ballparks. No Park Shops, no Convention center. No Hilton. No First City Tower? Houston House is on an island! Wow.- 2,096 replies

With the Hess parking lot blocked off and the rendering that shows a pedestrian bridge from the hotel to the new residential building, I wonder if construction is being coordinated a bit? Will the Hess resi tower use the same lay down yard, etc? Coordinated construction or not?- 2,096 replies

I think you mean "Filene's" Basement. Correct? If so..... Since 2011, there are no Filene's Basement stores. They liquidated along with their parent, Syms.

Just for clarity: the tunnels are generally open (on week days) until 7pm-ish. They also open at about 6am-ish. They are generally closed on weekends.

Curious: For the folks mentioning an Apple store: why? I am not arguing, I would just like to understand why an Apple store became "tops" on your list. With all the retail needs in downtown for food, clothing, etc, ...... Why the consideration for an Apple store?

I don't know any history with Hines so I can't comment on that. But, I thought that this building already had a big anchor tenant pre-leased. The anchor tenant is using it for their corp offices I thought. Seems to me that a developer/owner would want to start and complete the build as quickly as possible.

GreenStreet: Mixed-Use Development At 1201 Fannin St.
UtterlyUrban replied to MontroseNeighborhoodCafe's topic in Downtown
My pure guess is that they will install either those little cones that say "state law: stop for pedestrians in crosswalk" in the road at street level and/or they will mount some kind of yellow blinking light and sign over the roadway (attached to the overhead walkway maybe??)...I would be curious to know if they actually remove the current crosswalks at the current lights and "require" all pedestrians to us these crossings instead. -

There are a number of urban hotels that have checkin levels requiring an elevator ride. I can think of one in Chicago and South Florida. However, I don't recall any inmy personal experience having a checkin level at the top of the building. -
List your first and second priority here. What would you like to see (viewed through the lens of what you think would be successful!). Personally, I would like to see: 1) a department store. Macy's/foley's made it all those years before losing the lease. Maybe (gasp) a small Nordstom? If not, I'll take a Macy's or Dillard's or something. 2) something like a TJ Max, Marshalls, or Steinmart.

Skyhouse took a little over a year, I think. I seem to recall the crane go up right about this time last year. This project: "q2 2014 to summer 2015" would be, say 15 -16 months? Assuming they started in June and finished in say, September (still feels like "summer" in Houston)! Doable? I have no idea. But it sounds like about what skyhouse did.- 911 replies

This is terrible news. Question: has this project received its approval for the Incentive money? If it has, this is bad news. If it has NOT received approval, then, I get why there is no start date.

While I am no expert, I have seen this building with my own eyes and ........ I like it. Others are free to agree or not. But I do like it.

Closing Franklin and converting this area into a park along BB is a terrific idea. That would be a game changer for downtown.

The Langley: Residential High-Rise At 1717 Bissonnet St.

Kinkaidalum: You have made a number of statements here which tells me that you are passionate about your dislike for this project. But, when you are challenged on some of your points, you sometimes don't respond and just move on to other points. May I ask you to address this one? You made an unequivocal statement that the City of Houston's declaration regarding Bissonnett somehow eviscerated the neighborhood's Deed Restrictions. You might be correct or the poster above might be correct. Please be so kind as to present your facts regarding your very specific and unequivocal statement as I would like to better understand how this could have happened. Facts?- 1,445 replies
