  1. I thought that that the grey ends of this building were to be green. Has that changed or is the grey just a primer/base coat?
  2. This is good to hear. I walked by the other day but the windows were all papered over.I agree on that 3000 sq feet (as I recall) on the southeast side of OPP. I am amazed that in the last five years it has not leased. Seems the perfect spot to me for so may things!
  3. More room for cats than people. Seem to me that the architecture of this building doesn't fit the rest of the development.
  4. Man, that is right on the railyard. It must be quite noisy with all the train horns blasting all night long!
  5. Yes. There are big crates on many of the floors containing window panels. All lined up and staged for installation it looks like.
  6. This is good news too. It looks like they are positioning this hotel to compete favorably with the amenity package of the 4 Seasons.. The 4 Seasons (downtown) spa, is, in my opinion, functionally awkward. Perhaps this JW spa will be better conceived.

  8. Hogg Palace is about to get noisy. That is Hogg Palace in the last shot, right? If not, somebody else is about to get noisy.
  9. Hey! That's great news! Soon there will be several hundred new downtown residents! That will improve the resident to urine&sweat smelling vagrant ratio by just a little bit more! Whoooot!
  10. While I agree with your statement, it is also true that the development trends in downtown Houston, along with the incentives, are no secret. Any developer who was prioritizing downtown Houston has had ample opportunity to secure land and build over the last 4 years. Some have. Others have dallied. I am not a skyhouse fan but I would rather see a second one built in short order than look at countless other developer renderings inside repeated press releases that discuss what folks "plan" to do all the while the "planned" construction start dates slip another quarter. Downtown needs resi. Two groups will fill those spaces. The young and the empty nesters. Sky house competes for the young. Other properties compete for the empty nesters.
  11. It's all going to come down to tenants. If they secure another bar and three new restaurants, it will be a total HO-hum. But, if they get REAL retail that compliments forever 21 and that woman's boutique on the second floor, NOW, we have something!
  12. Is this on the phase1 or phase 2 lot?If phase 2: To keep the soil from running off over the next two years before they break ground?

  14. Yep.If the building is doing nicely, and the market looks good for another building AND your portfolio of properties supports another building in Houston, given the subsidy, why would one wait? Oh well, I guess we will find out as time passes,
  15. That's good news! Perhaps things will speed up a bit and allow them to open a tad earlier!
  16. I can certainly see how Novarre would want to secure a lot adjacent to their original building for a future development. But, the "ten years" part makes little sense to me. If skyhouse is a success -- the owners are completely happy --- and it is determined that the market will hold another skyhouse (in light of all the other resi consteuction going on downtown), why would they wait 10 years to build it?
  17. Anyone have any thoughts on how long it will take to open this one? Skyhouse is much smaller and is about 16-18 months now as I recall 2929 Weslayan is about the same size and still has a lot more to be done..... When did it start? My guess on this new building: 28 months from groundbreaking to move-in. Sound right? Aggressive?
  18. My first thought when I saw the top floor and pool: "man, that will be one expensive Penthouse apartment!" Of course, it could be communal.... But, it might also be rented space! Time will tell.
  19. I just went to the website. It does not seem that they are Taking reservations for any date yet. I wonder if that means that the project is still in enough flux that they can't predict and opening?

  21. Thank you. I know about the ramps (they have one on the side away from this large elevated area too and it is just a ramp.... Not a big area like this). It just seemed like such a large area that has remained unexcavated that I was really perplexed. I have zero experience in these trades so, to me that large of an area just for ramps just seemed odd.... I would never do it that way..... But, of course, my building would fall down too..... So I am not to be trusted. Thanks again! I really appreciate learning new things!
  22. Do we know if the parking garage is part of the development? Will it be torn down and a new one built or will it be saved and simply incorporated into the project? Or, I guess, is that garage not part of the development at all and the new building will have a new garage? The Downtown development map shows the whole block as this new project (I seem to recall). So, is the garage coming down or staying?
