Catalyst: Multifamily High-Rise At 1475 Texas Ave.
UtterlyUrban replied to TowerSpotter's topic in Downtown
So, do I understand correctly that the low rise building is financed and that is what is under construction..... But the highrise is NOT yet financed and is not under construction?- 911 replies

I define your criteria for "longest".... Does the street have to have the exact same name for the entire route? If so, then Westhiemer, since it changes names.... Elgin, Westheimer RD, Westheimer Parkway, 1093... might not be it. Another idea (I don't know how long it is.....) would be Bissonnet. Medical center to a mile or two shy of the grand parkway. Continuous. One name.

What the heck is a "rental condominium"? Separately, the Four Seasons Downtown has furnished apartments that they rent. I am aware that some of them are used by family/patients at the med center who have come for treatment from other locales. This new project will compete with that.

I believe that this building is now topped out as there is a small green tree on its roof (visible from above in nearby buildings) and the AC units are installed (or "in place")

Having a grocery store up that way can work. But, let's not forget that it is only 3 or 4 blocks to Phoencia. It is quite possible to use Phoencia exclusively as your grocer. It is true that there are many brands are not carried but, frankly, if you need meats, breads, fish, cheese, fruit, vegetables, eggs, milk, wine, beer, coffee, tea, spices, deserts, etc, Phoencia works well at prices that are comparable to whole foods. It is certainly true that if you desire brand ABC for chicken stock, there is a good chance they won't have it. But, it is a wonderful place to buy fresh or pre-made food. If a new place comes in to where that new residential density is begging created, I think that you are correct in your thinking that it should be a "name brand" chain that will carry brands people are accustomed to for that chain.- 316 replies

GreenStreet: Mixed-Use Development At 1201 Fannin St.
UtterlyUrban replied to MontroseNeighborhoodCafe's topic in Downtown
As for a gym, Fit Athletic is in the Park Shops (4th floor), 2 blocks from Dallas. There is a very good YMCA. There is also two Houston Clubs (one with Tennis). On of them is next to GreenStreet and another is on the west side of downtown. If you are into crossfit, there is one of those over near minutemaid. And, if you like boxing, there is a dedicated boxing gym 3 blocks from Dallas. There is also a Houstonian Lite (Wells Fargo building) and the "health club on Travis."As it relates to "fitness" downtown is actually quite dense with options (at a number of different price points). cant help you on the Frozen yogurt front. But, have you tried the gelato at MKT Bar? Really tasty if you like gelato! -

Riverside Terrace Real Estate
UtterlyUrban replied to jdbaker's topic in Museum District/Hermann Park/Rice University area
Riverside was developed back in the 1930s for the wealthy Jews (it was "on par" with River Oaks) as they were not welcome in River Oaks. I remember watching a PBS special 25 years ago about Riverside. When 288 went through, it was a real calamity for the neighborhood as it split streets and neighborhoods in half. I am unsure when the Jews moved out and the African Americans came in.... The switch may have been prior to 288. I don't recall. Regardless, many of the homes in this area are quite "stately" ..... The type of thing that would have been built in River Oaks in the 1930s, 40's and likely 50's. By the late 50's, 288 was planned to come through. I don't know much about Riverside beyond that. -

I agree with this. The tunnels are terrific for downtown workers. They do take life off the streets but, frankly, many office workers, including myself, find them a great option.

I have walked and driven by this building many times. This would be a terrific residential conversion, or, conversely, some kind of Live/work commercial loft space for artists, designers, photographers, etc. I hope that it can be repurposed.- 196 replies

Pearl Marketplace At Midtown: Multifamily At 3120 Smith St.
UtterlyUrban replied to DrLan34's topic in Midtown
Whole Foods this week had its stock hit pretty hard after its earnings release. As part of that dialogue, Whole Foods came out and said that they are rolling out a new type of store --- geared for Millenials ---- around the country. The store will have "lower price points". (Or something like that.....) I wonder if this is envisioned to be one of them?- 550 replies

It will be interesting to see if this comes to fruition. Teams of engineers can be anywhere given the global scope of many of these energy companies. Has there already been a long term trend in the oil business to offshore engineering? If so, I can see that this "bust" might accelerate that trend.

Totally off topic...... Can someone tell me the history of that Citgo sign on MMP? Obviously a reference to Fenway Park and Kenmore Sq in Boston but, why did MMP chose to include it as a purposeful design decision?- 911 replies

It was nice of Camden to bulldoze that building six months ago and create a new empty lot though --- "opens up" the vista.

METRO Ridership Continues To Grow
UtterlyUrban replied to editor's topic in Traffic and Transportation
I appologize, I went to the site but couldn't find the stat. So, I will ask the question...... Is it 300,000 riders or "boardings"? Said another way, are we really speaking about 300,000 individual riders or 300,000 times someone got on a bus or train? (With bus transfers each counted as a "boarding")- 104 replies

It is now a "Scooter Max" 9882 SW freeway. Memories fade and there is a good chance that I have it wrong but I could swear that it was a House Of Pies at one point about 25 years ago.... Let me see if I can find anything....
