  1. They are putting affordable senior housing along the bayou near Old Sixth Ward... that is some expensive real estate. Lower heights / First Ward / Old Sixth Ward will definitely have new affordable options. Perhaps they choose location based the diversification of housing options in an area, as opposed to strictly land price / cheapest options.
  2. I agree - but if you're a developer, you need to trust that cycle. If you don't, you get bearish. Logic v instinct. Looking forward to seeing shovels in the ground on this *fingers crossed* *knocking on wood*

  5. This one has turned out really great... Definitely wins best in show when compared to the other 6 buildings U/C nearby. Still wondering what the one on Wash ave will look like though...

  8. FIFY I have only met 2 or 3... Obviously Highrise Tower at Preston mat pour I forget his handle, but another guy at the RDA tour of 609 Main Also an occasional poster, employee for Lovett... also forget the name / handle.

  10. All I see here is how lucky Cosmo ppl got off. If this was the original design of the tower, then this developer is extremely thoughtful and kind. SMH at the lawsuit.
  11. how long was it sitting under contract? I am sure the economic situation isn't ideal to be paying a premium. I believe others would be interested.. If not, Hines isn't new at this. I trust they will make the best of the situation
  12. Will probably be done when things are back on an upswing? That is why trying to time the markets is difficult / near impossible. Funding is obviously easier when things are on the up.
  13. Now we see if it goes on the market... apartments / parking / townhouse farm... all in the cards. I would be OK with something 4 stories or less in brick
  14. I go by this often. there is easily 20 feet between ROW and building. Plenty for some green space / trees / landscaping
  15. I believe I've heard of this so called "restaurant" thing before. interesting concept... Where people get together and potentially consume food in a social setting... Hines is ahead of its time!! jokes jokes

We need to truly understand the need here- 1. do we want better walkability? 2. do we want more green space? 3. do we just want less freeway? 1: there are options to decrease lanes to allow for better pedestrian walkability 2: there are many older 60’s era apartments that could be converted to green space. Also blocks in midtown could be converted to parks, much like what’s happening in downtown. 3. if this is the true reason, masked as a needed park, I would think this idea will go forward. I am in the landscape design business. I help create outdoor spaces, parks, wildlife on a regular basis. The proposal just really looks like paths with some trees. While I love green space, it doesn’t feel like a “park”. I think traffic headaches would increase. If it ends up being a full fledge park, where would visitors park / hang out. We have to be a smart about these proposals. Sticking a park at the expense of traffic ease is not the way to win over the general public.
