One day, will the bank lot become a tower of some sort? Always curious what will happen when the corner owner holds out. There are a good bit of examples in Houston that the corner lot is being wrapped around by a large midrise. I wonder if it is sustainable beyond 10-20 more years.

I have done a Ferris Day in Houston... It honestly so much fun. French Restaurant - La Colombe D'or... baseball was awesome. The only real problem is finding a parade on a weekday that coincides with a day baseball game!!

I am sure Hines will make this look good. The stone will look nice, but Glass is would have been cool too. Hines is a pro. I like stone. I appreciate diversity of materials.

I am curious about this building. Strikes me the poster child of cost engineering. The shape isn't bad, but when you look at the stucco - it looks dated / sloppy. I guess this boils down to materials... It will hopefully bring a lot of life and energy into midtown. Agree with @CREguy13 that the retailers can help make this a solid development portfolio.

I totally agree. While I love live Oaks, I am a bit tired of seeing them. They can be monotonous in mass. There are SO MANY great options... Yep, they do. The issue I have, and nature has with them, is their shade can truly suffocate anything trying to grow / live below it. That's why these are great along roads... concrete / asphalt has no need to harbor life. Almost any other type of oak has a much more friendly environment for under-story life...red oak / white oak / Burr Oak / Sycamores / Maples / I could go on Agreed - however They are best when the intention isnt to grow grass / plants underneath. Only the most shade tolerant can survive a mature Live Oak.

It is a pretty cool concept. I like the idea... Doesn't have to be a big percentage at all... 5% or 10% of new buildings are rent controlled or whatever. I wouldn't think those units would be as 'nice' or premier in any way; but it makes for a diverse area.

I assume he is bidding the lighting, not the construction. construction bids are likely done and on track. my company doesn’t bid everything at once. They start construction and bid a set time before that part is needed. If he is doing lighting, they probably aren’t needed for the first 6-12 months from the construction start.- 1,224 replies

I agree 100% but there is currently no plan to redo this street. And Montrose Management District was disbanded; who probably had the best shot at getting something done. I would love to see this street done up like Kirby. Problem is - How does it get done?

If brick was ruled out, bottom right (current proposal?) is best. If your going to make curves or angles like some of the renderings - best to go bold... bolder than what they proposed. I feel like this area badly needs brick. While I am disappointed there is no brick, I think we could have ended up with the best one. Simple, different, well designed. Almost appears to be 2 towers with a connector.- 1,224 replies

In my mind, the only thing keeping this from being a slam dunk is the lack of rental apartments / parking lot. Does someone have a reasonable suggestion why they decided to leave the lots and ignore rentals? Seems like they would truly make it a live / work / play type place. Potential reasons - - Too expensive to do both? - they want to attract more car traffic than pedestrian traffic - there is costly remediation to do if they try and build new - they want to partner and get a 3rd party to build apartments - they plan to sell parcels - they are waiting to announce more development for future phases?

I gotcha. I am curious what’s on the market over there. Perhaps some of the remaining warehouses along summer and party store on studemont? Maybe something on center? Lovett and Deal tens yo grab up most of the stuff. I was told the land off sawyer was purchased but the sign is still up...
