Dolce Living coming to Midtown Houston - West Gray at Wilson

A few months back things had really slowed down. Definitely a week or two straight with no activity that I noticed (I live a few blocks away). Over the last month or so there the work has picked up. They have been closing one lane on W Gray pretty regularly and trucks have been going in and out. And their staging area has had plenty of material come in and out.

Down to the third residential floor on the second building.  I heard they will stop deconstructing at this floor and then start going vertical again... let's see

This will be hideous...

 

 

Storage facilities are inherently hideous. Such a miss not having any ground floor retail at either place. Look how well it's done for the Post.

The sign ought to read "NO Construction Zone" appears nothing has changed here. These guys make Block 334 look like greased lightning.

Noticed the sign on west gray westbound just before Dolce is updated to say "Lane Closures April 4 to May 4" i believe are the dates. So hopefully that is for Dolce, though could be for Proguard working on the sidewalk in front of their location.

Lane closures were for CoH roadwork on W Gray. No signs of any progress at Dolce... haven't seen a worker there for weeks.

I see people there daily but it is only a few. They have been finishing up the wood frame on the west building the past few days.

The west building looks at a standstill and the eastern is going slow as molasses, these guys make block 334 look like a roadrunner.

This is what I understand about the status of the project at this time:

 

West Building:

- Due to heavy rain last year, the top two floors had to be deconstructed and replaced, along with all the siding.

- Nearly all "fixes" are complete, with some small additional work on the roof required.

- Currently waiting on permits to begin substantial work again.

 

East Building:

- Similar issues, but farther along.

- At this time, they are working on permits floor by floor.

- Top floor just received permits for plumbing/electrical and they just started installing that equipment.

- They will work their way down as the permits come through.

Tyvek is being installed on the west side building along with some windows. Some movement.

The scale of this building is "off" to me, especially in comparison to Post Midtown a few blocks away as well as the fairly new Pearl Midtown on Smith.

I wonder what the story is behind this building? Only 2 guys must be working on it, the eastern building is starting to look in disrepair already. Hines could have built a 200 story building in the time it's taking these guys. I wonder if they are hoping for a insurance payout.

They put down all the framework and rebar and actually laid some sidewalk today along Gray. Progress, but the facade of the western buildings hasn't been touched so I assume the fencing will remain up for some time and the new sidewalk won't be accessible.
