  7. Being from third ward I think the groups in that area need to be real careful who they they into bed with. No one is saying dont help those in need. However you can not ignore that where this group has gone. Crime as jumped.. assualt. Vehicle break in, murder ( they had two killing just last year). The sanitation issues they created alone were staggering.

  8. 3rd Quarter, 2019: A net 157 units were absorbed in the CBD, while zero new units were delivered. (Assuming 1.4 people per occupied apartment, downtown added about 75 people per month during the 3rd quarter) 88.9% occupancy. (CBRE's reports can be frustrating at times. Last quarter they reported 90.3% occupancy. With additional net leasing and no deliveries, it's a simple mathematical certainty that occupancy would go up, not down...) The "Central Houston" market (downtown, Montrose/Museum/Midtown, Heights/Wash Ave., Highland Village/Upper Kirby/West U, and Med Center/Braes Bayou) delivered 918 new units during the quarter, with 869 units net absorption (for approximately 1,200 additional residents).

  17. Hospitals employ lots of doctors. Those doctors usually have offices close to their working hospital or who they're affiliated with and hence doctors, clinics or specialty practices have their facilities in them. Hospitals usually have their administrative offices in the towers also, so it wouldn't be odd for the need for more office space in a booming med center especially with the growth in research and related fields.

Reposting this throws off the flow of the thread (i.e. out of order), still, it may be helpful for visitors to see what was previously discussed or shared before. More on the vision for 615 W Gray St in a recent article on Papercity Magazine's site. This article is about Steve and Hilary Ybarra, their work on 2132 Bissonnet and other projects coming soon: 2132 Bissonnet is not a one-off development in the neighborhood the Ybarras live in. This architect couple (Steve and Hilary met while both were studying at Yale University’s graduate school of architecture) already has bought lots in the East End (at 3501 Harrisburg Boulevard, right across from a light rail stop) and at 615 West Gray in Montrose. They plan to do mixed-use developments similar in scope to 2132 Bissonnet on both sites. Part of their vision revolves around the idea of showing what can be done with mixed-use developments built on a more modest scale (two to three stories). “We also talked about a new psychology for Houston,” Hilary says. “These mixed-use projects replacing the generic strip mall with a something a little more dense and a little more interesting.” “Houston has a lot of big developments,” Steve says. “You have River Oaks District. You have The Post Oak. Very large scale things. We’d certainly love to do something on that scale in the future, but for now we like focusing on smaller sites that — while not as large — have the potential to be the type of buildings that people will interact with more on a daily basis.” https://www.papercitymag.com/real-estate/steve-hilary-ybarra-new-houston-developers-2132-bissonett/

  27. This. Being from the southside, when I roll through the area I always see two or three OGs with the backpacks walking in between the groups. I always check to see the homeless peeps' wrists for the hospital tag to see if the corner is packed that day because the local hospital released them after treatment. I used to work with homeless people, so you begin to notice the...patterns after a while. My boy runs outreach out there, its not the guys at the light by 59 that gives them trouble (they are pretty nice to the police actually), its the peeps by the Fiesta that they get tired of. So, in short, theres a host of problems. And yeah, dunno about affordable groceries with the way those groups treat that Fiesta by always milling around the outer part of the parking lot. I shop there sometimes, and outside of the occasional douche, its very neighborhood-y. Alot of older folks recognizing each other, asking about how they families are, have they been going to church lately, etc. Gonna be sad when it goes, its kind of a relic. I say all that to say: I don't think those kids have spent enough time in that area to really get to know it. Otherwise, their...requests would be more nuances.

  34. Was downtown today and I was awestruck at what is now visible! Sadly if it is true that it will be covered up once again, any architecture buff should make the trip to see this. The terracotta, sculptures, figurines or whatever they are called are so beautiful and seem to be pretty much intact. Perhaps the covering actually protected it. They were power washing it today. This (1101 Main) is not the Dollar Store that had the fire last week, that was the Dollar Store at 901 Main. Another clarification, the modernization with slip covers on some of the older buildings on Main did not occur in the 80's, it was more like the late 60's/early 70's. Examples were the original Carter Building at 806 Main (now JW Marriott Hotel). I can remember in the 1970's the building that now houses Holy Cross Chapel (905 Main) had a godforsaken ugly, tacky gold metal cage like covering with an even tackier picture of the San Jacinto Monument plastered across it. I believe the tenant of the building at the time could have been San Jacinto Savings or something like that? The original Krupp & Tuffly building from 1929 at 901 Main (the Dollar store fire last week) was absolutely gorgeous before it was "modernized with the blank covering. Check out how it originally looked: http://www.houstondeco.org/1920s/krupp.html If it's neighbor (now Holy Cross Chapel) could have been restored then why not 901 Main (unless last week's . fire made it no longer salvageable) and of course 1101 Main which we are now seeing what is underneath. I agree with what "dbigtex56" said - Can't the Landmark Society or Downtown District (or whatever those entities are called) approach the owner? Perhaps financial incentives could be made...or, permits denied? Maybe if the public outcry is strong enough? Or is this just wishful thinking of myself just like "dbigtex56"

Cushman & Wakefield is marketing the Hines building on a site specifically for potential buyers. The site went live this week. On behalf of Hines, Cushman & Wakefield is pleased to present the generational opportunity to acquire 609 Main at Texas, a recently delivered, 48-story, trophy office tower and an icon on the Houston, Texas skyline. 609 Main (the “Tower”, “Building” or “Property”), measures 1,085,427 Rentable Square Feet (100,839 Rentable Square Meters). The property is 94% leased to a diverse roster of industry- leading, high-credit tenants with a 10.6 year weighted average lease term. 609 Main is the premier office address for premier tenants. 609 Main at Texas is a Class AA + trophy quality tower designed by Pickard Chilton and developed by Hines. It is set within the highly sought-after Main Street district of downtown Houston. The Building features best-in-class amenities including a flexible 300-person conference center and event space, a 6,000 SF state-of-the-art fitness facility and two rooftop gardens.
