I saw 4 woman cleaning the signs that used to hold movie posters. Asked them if they were leasing the building but no they are volunteers for Salvation Army and also volunteer for Blue Bird. Said Salvation Army got permission from the owner to hold a 4 day sale in early April.

This building caught on fire several months ago. I think vagrants got inside and started the fire.

Radom Capital unveils plans for the former Tower Theater space at 1201 Westheimer Rd. The previous tenant was Acme Oyster House.

The article also details plans Radom Capital also has for 1111 Westheimer, 1124 Lovett Blvd, and 3032 Yoakum Blvd. The plans are similar to conceptual drawings included in leasing materials for 1111 Westheimer.


From the Houston Business Journal article published today:

Radom Capital’s vision is to give all of the buildings a facelift by updating their facades and installing new landscaping and hardscaping to create a more connected retail experience...1111 Westheimer, which is connected to 1201 Westheimer, is set to have larger windows installed and patio space added, which will be offset by new landscaping along Westheimer.

As for the next tenant to fill the space, Radom Capital is looking for a restaurant tenant.

1111 Westheimer is on the hard corner of Westheimer Rd and Yoakum Blvd. It's sandwiched between the former Tower Theater at 1201 Westheimer and Kung Fu Tea at 3224 Yoakum Blvd. The space is 4,331 sf.

Marketing materials specify the building's facade will undergo a redesign.

Hair salon Church - A Paul Mitchell Salon occupies suite D. According to leasing materials, the space is available for lease as of November 2023. Developers are looking for either a salon or a retail business as a replacement.

At suite F-H is Copy.com. Like suite D, the unit is available for lease as of November. Radom Capital is open to leasing the suite F-H as one unit. They're also willing to divide the units. The unit or units are situated for a restaurant or retail.

Also, the building's facade is expected to undergo a redesign.

"Work on the 35,000-square-foot project, dubbed 1111 Westheimer, is expected to begin this summer and be completed in 2025."

"Yoga and Pilates studios have signed deals for spaces in the 10,000-square-foot Copy.com building, which will be divided into five spaces when the retailer's leases expires in May. The Adam and Eve adult novelty shop is expected to close by this summer and likely will be replaced with a restaurant, Kelly said. Mala Sichuan Bistro is expected to stay, but it’s not known if Kung Fu Tea will remain."

Does the city have an ordinance and/or design rules for official neighborhood gateways?

I'd like to see Montrose Boulevard look more like Heights Boulevard.  The problem is that it's a major traffic corridor.
