The other tower crane came down today, but there continues to be minimal apparent progress despite continued work. Still lacking most windows except for the lowest floors of the tower.

They are FINALLY up to the top two floors with the windows. This is taking forever, it seemed to be rising quickly at first but now it reminds me of Block 334 downtown that took like 4 years to finish for a midrise apartment complex.

It looks like the 9753 nine-story office building is slated to start back up the first of quarter 2022.  Changes on the exterior, so permits were required.

Awesome! It's been weird seeing it just sitting there with the first above ground floor poured and rebar sticking out for months.

Also they were putting up signage on the top of the east face of the residential high-rise this morning, looked pretty good but they only had "McK" when I drove by so we'll see how the whole thing looks.

The Discovery Green of Memorial? How a Houston developer plans to transform The Lawn

MetroNational, the Houston developer and owner of Memorial City, aims to create a community space in its plans for expanding The Lawn at Memorial City.

Near Interstate 10 and Bunker Hill, The Lawn will serve as a venue for festivals, markets, movies and concerts throughout the year and a place for nearby office workers and apartment dwellers to get some fresh air or have an impromptu meeting. The Lawn is next to Hotel ZaZa Memorial City and The McKinley, MetroNational’s new 25-story apartment tower.

MetroNational is using space previously designated for a restaurant to expand The Lawn to 30,000 square feet. Plans call for a covered structure and performance space called The Arbor, seating areas, water features, play equipment, game tables and a restaurant. The space could accommodate about 250 people at live performances and could be rented for private events such as weddings.

“With COVID happening and everything else, greenspace was something that just about everyone was clamoring for,” said Jason Johnson, president of MetroNational. “We think it’s going to be something that’s going to last for a long time and going to be utilized by everybody.”

The project will feature a series of shaded gathering areas and courtyards. Five live oak trees that were moved off-site to make way for The McKinley apartments nearly four years ago are being returned and used in the expansion, along with smaller elm and oak trees.

The work will more than double the size of The Lawn, which opened in 2017. Construction is underway with completion planned in December.

MatroNational’s Memorial City development spans 300 acres, with almost 10 million square feet of space in hotels, medical buildings, retail stores, offices and apartments.

While MetroNational is still developing a master plan for the Sears site at Memorial City Mall, greenspace will definitely factor in, Johnson said. The mall is being redeveloped after Sears closed and was razed last year.

The Lawn is near 1.5 million square feet of newer office buildings in Memorial City, Johnson said. The space, which includes tenants such as Air Liquide, Murphy Exploration and Nexen, is 95 percent leased.

Also in the Memorial area, Levcor is redesigning its MarqE retail complex near Interstate 10 at Silber with outdoor gathering areas and shade structures.

It's nice to see one of these companies making an inward move.

This is an article about a Hines mass timber project but had this note.

Memorial City's 3.5 million square feet of office space across 11 buildings is 95 percent occupied, according to MetroNational. Its newest building at 9753 Katy Freeway, which is slated to open in October, is fully leased. New retail places are being developed at Memorial City Mall, which opened in 1966.

Fully leased and now a tax break too.

Quote

Houston granted a green design tax break to a nine-story, office tower under construction in the Memorial City area...

City Council voted unanimously Wednesday to approve the 10-year tax abatement deal with the developer of a $45.5 million office and retail building at 9753 Katy Freeway.

The 190,000-square-foot project first broke ground in 2019 but was halted for two years during the COVID-19 pandemic. Since resuming construction in April, it has landed a major leasing contract with Callon Petroleum and is slated to open next year.

The 5 percent tax break, projected to amount to about $118,000 over the next 10 years, should help cover the cost of obtaining a Leadership in Energy and Environmental Design (LEED) certification, city officials said. The certification is a distinction from the U.S. Green Building Council acknowledging designs that address sustainability challenges including energy, water and waste.

Goode Company is leasing the ground level restaurant space at The McKinley. The local restaurant group operates the following restaurants:

  • Goode Co. Barbeque
  • Goode Co. Seafood
  • Goode Co. Taqueria
  • Goode Co. Kitchen & Cantina
  • Goode Co. Armadillo Palace
  • Goode Co. Fish Camp

As for the restaurant opening at The McKinley, it will be a new dining concept named Credence. Sidebar is the name of the on-site bar.

I don't know when the restaurant and bar will open.

The address for Credence and Sidebar is 9757 Katy Fwy, Ste 170 ( 9757 Katy Freeway, Suite 170).

There is a web domain for Credence, but the website is not live. Also, Credence has an Instagram account.

Goode Co. formally announced two new concepts coming to The McKinley: Credence and Sidebar (9757 Katy Fwy, Ste 170).

Additional details published on Houston Chronicle today:

By summer 2024, the first two projects, an upscale restaurant and speakeasy-style bar and restaurant, are planned to open side by side at 9757 Katy Freeway. The restaurant, Credence, inspired by South Texas ranches, will feature live-fire cooking centering on Gulf seafood, Texas beef and familiar Southern dishes. Next door, Sidebar, will be a reservation-only restaurant and cocktail bar where fine wine and classic cocktails will be served alongside a menu of dry-aged steaks and caviar-topped oysters. Both will be set within the McKinley luxury apartments tower in Memorial City.
